Good afternoon, We unfortunately have no documentation to prove that the damage from the lounge chair existed prior to our arrivalNor do we have any way to prove that the beaded curtain was not damaged during our stay as well as the stain on the comforter (we never received a image from [redacted] regarding the comforter)We never completed a walk through upon our arrival and as such understand that there is no way to provide any documentation to validate our concernsWe did receive the discounted deposit as stated in your emailI understand the position of the Revdex.com and any conclusion they come to regarding my complaintThanks, [redacted]

In over years, 1500+ bookings and over guests, this group was the most dishonest, slovenly, self indulgent and irresponsible in my experience I began to suspect the nature of these guests during their stay, because of several instances that demonstrated their attitude Their first day they violated the pool hours, the pool and deck are open from AM until PM, their very loud kids were in at 6:AM Hours are posted two places on the pool deck and they had already signed a check in form specifying the pool hours and their agreement to abide by all policies During their stay while servicing the pool I noticed the spa [redacted] dispenser was unlocked and opened and the [redacted] tabs were taken out I told two of the adults by the pool, it not only made the dispenser not work, but kinda dangerous for little kids to handle [redacted] tabs I found the top to the [redacted] dispenser in the skimmer On the 4th day of their stay one of the group told me the spa was not heating The pool and spa controls are in a pump house with latched doors and a sign that says “Pool and Spa Equipment, Please Keep Out, Ask [redacted] if any questions” When I checked the heater temperature had been switched from degrees to There are also signs requesting guests to turn off the heater and jets when not using The combination of switching the temperature and leaving the heater on overnight for four days had burned through ½ tank of propane, more than weeks of heaviest usage When I told them about it and asked that they not adjust the heater, they said they hadn’t done it Just opened it up and looked at it but didn’t touch anything Besides them I was the only one on the property during their stay This pattern of denial continued The day prior to their departure I specifically asked them if there were any “accidents”, if any of the kids peed on the beds They assured me they had not They had actually peed on two beds One I had put a plastic mattress pad on They had changed the sheets but left the soiled mattress pad on the bed The second had soaked a comforter but had not soaked through to the mattress I had offered to make up a diaper pail with a spare recycle can They declined, and proceeded to throw soiled disposable diapers in with the recycle And, though not prohibited by written policies, every air conditioner in the house was turned to the lowest setting possible, either or degrees The day after they departed I noticed a cigarette burn in the cushion of one of the pool lounge chairs (pictures attached) These lounge chairs were purchased on consignment from the [redacted] on the island of Lanai The cushions are custom made to fit the chairs with sunbrella material and special quick drying foam (pictures attached) Besides my inspection of the property prior to rental I had personally hand washed the lounge chair cushions the day before their arrival There is absolutely no way the burn hole was there If in fact they noticed it the morning after their arrival, it was because they caused it the night before I charged them 50% of the estimated replacement cost of one cushion, $in damages A couple days after their departure I noticed that many of the strands of the beaded curtain in the laundry room had been pulled off by their kids (picture attached) I charged them full replacement cost for the beaded curtain, $in damages The urine stained comforter I charged full replacement cost, $in damages The spa [redacted] dispenser was again missing the top and this time I couldn’t find it I charged them full replacement cost, $in damages Their total deduction from their security deposit was $ I refunded the balance of $February 11, This is only the 3rd time I have had to charge for damages, and the amount of the deductions was fully earned by these guests The statements about outlets and drywall and any state of disrepair are completely untrue! On their departure they said several times how really clean, what a wonderful property it was and how much they enjoyed themselves and would love to return It was sadly only when I told them that they would have to pay for the damages they caused that after-the-fact complaints came up They are, of course, banned from any future rental of the property

In over 10

a check in form specifying the pool hours and their agreement to abide by all
policies.
 
During
their stay while servicing the pool I noticed the spa [redacted] dispenser was
unlocked and opened and the [redacted] tabs were taken out.  I told two of the adults by the pool, it not
only made the dispenser not work, but kinda dangerous for little kids to handle
[redacted] tabs.  I found the top to the
[redacted] dispenser in the skimmer.
 
On the 4th
day of their stay one of the group told me the spa was not heating.  The pool and spa controls are in a pump house

turn off the heater and jets when not using. 
The combination of switching the temperature and leaving the heater on
overnight for four days had burned through ½ tank of propane, more than 3 weeks
of normal heaviest usage.  When I told
them about it and asked that they not adjust the heater, they said they hadn’t
done it.  Just opened it up and looked at
it but didn’t touch anything.  Besides
them I was the only one on the property during their stay.  This pattern of denial continued.
 
The day
prior to their departure I specifically asked them if there were any “accidents”,

They assured me they had not.  They

offered to make up a diaper pail with a spare recycle can.  They declined, and proceeded to throw soiled

And,
though not prohibited by written policies, every air conditioner in the house
was turned to the lowest setting possible, either 65 or 64 degrees.
 
The day
after they departed I noticed a cigarette burn in the cushion of one of the
pool lounge chairs (pictures attached). 
These lounge chairs were purchased on consignment from the [redacted] on
the island of Lanai. 
The cushions are custom made to fit the chairs with sunbrella material
and special quick drying foam (pictures attached).  Besides my normal inspection of the property
prior to rental I had personally hand washed the lounge chair cushions the day
before their arrival.  There is
absolutely no way the burn hole was there. 
If in fact they noticed it the morning after their arrival, it was
because they caused it the night before. 
I charged them 50% of the estimated replacement cost of one cushion,
$175 in damages.
 
A couple
days after their departure I noticed that many of the strands of the beaded
curtain in the laundry room had been pulled off by their kids (picture
attached).  I charged them full
replacement cost for the beaded curtain, $82.62 in damages.
 
The urine
stained comforter I charged full replacement cost, $72.79 in damages.
 
The spa
[redacted] dispenser was again missing the top and this time I couldn’t find
it.  I charged them full replacement
cost, $17.63 in damages.
 
Their
total deduction from their security deposit was $348.04.  I refunded the balance of $651.96 February
11, 2015.
 
This is
only the 3rd time I have had to charge for damages, and the amount
of the deductions was fully earned by these guests.
 
The
