Complaint: ***
I am rejecting this response because:
They never ran the application because they wanted to charge me a $non-refundable pet depositThey made me sign everything before they told me they would be charging the ridiculous pet fee so they could then keep my $app fee which they never did intend to processIt's a scam!
Regards,
*** ***

It is very disturbing that Ms*** continues to make these allegations when our company has done nothing but try to appease her. And to claim that our application process is a scam is completely unfounded. There is nothing else I can say except that we agreed to refund her Application Fee out of no obligation and we have done so. If USPS returns the check to us as undeliverable, we will gladly notify Ms***. I do feel compelled to respond to her claim with regard to the required pet deposit and that having been the reason that she withdrew her application. Ms*** indicated on the Application Form that she had two pets; one Cocker Spaniel/Husky mix (40lbs) and one Lab/Husky mix (lbs). As a course of action, as soon as we reviewed the application and saw the pet information, we contacted Ms*** to let her know that we would have to obtain approval of her two dogs from the property owner BEFORE we could even begin processing the application. This was because the Husky is considered as an "aggressive breed". The property owner did approve the two dogs with our standard, published pet deposit which is $per dog weighing under lbs. The total pet deposit in this case would have been $400. Ms*** was notified of the pet approval and the pet deposit amount before we began processing her application. Ms*** advised that we should proceed with her application processing, which we did. This is where my initial response picks up with the income verification issue. Never was there any issue or discussion relative to a $pet deposit or relative to the pet deposit being too high. If it had, we would never have begun discussions pertaining to income, co-signers, etc. *** ***

Complaint: [redacted]
I am rejecting this response because:
The real disturbing truth about the matter is that this kind of thing probably happens all the time and Ms. [redacted] is backtracking to cover her hind end. Her response does not at all depict the sequence of events that occurred or I would not be having to waste my time to get $50 refunded to me that should have never been paid in the first place. I completed an application and was then told I had to go online and pay the $50 fee that is supposed to be required to actually run the background and credit check even though I had not gotten a response from them about my dogs or any other reason an application might be rejected. They never ran any check and advised me the same day I went online (1/23/15) to pay the $40 that I did not make enough money to rent the home even though I offered to give an additional deposit. Turns out I was wrong about the amount of money I make, but I'm glad this happened because I don't need to be in a contractual relationship with a company that has deceitful practices from the get go. The $600 non-refundable pet deposit was the next unscrupulous property management company experience I had after being told by this one I did not make enough money to qualify to rent the home. The terrible truth is that people who rent are at the mercy of this kind of detriment when they are probably in a tough situation in the first place. It adds insult to injury in a financial way and is completely uncalled for. There are people like me who rent that do take care of the property of others and pay their rent on time - too bad you missed out.ALL I WANT IS TO HAVE MY $50 RETURNED TO ME. This all could have been avoided if Ms. [redacted] could have been [redacted]ative and checked what mailing address the check went to, when the check was mailed, and had given me some kind of answer as to what would happen if I never get their check. She indicated they had done everything they had to do to return my money and did not care either way whether I get my $50 back or not. My last words to her were that she would care because I am tired of being taken advantage of - just give me my money back. I will take this to another level if I have to - now it's a matter of respect more than anything.
Regards,
