We at The Property Shop Rentals pride ourselves in being fair and honest in all of our activities, especially home assessments; not wanting to unjustly charge tenants for damages that were preexistingWe review all photos and previous
assessments to ensure charges are not unfairly assigned, but we do have a responsibility to our owners, the majority of whom are Active Duty Military- as it is in this case, to ensure the condition of their property is maintained, and we do that through a series of assessments and make sound judgments between fair-wear-and-tear and tenant caused damages - we do not cheat our clients
The stove top in question was not chipped or cracked when the ***'s moved into the propertyDuring the last interim home assessment, Mrs *** showed the company's representative a chip in the burner's glass surface with a crack radiating out both sides completely through the lower left burner and cooktopWe will not charge them for an entire replacement stove, but will charge them for damages due to the chip and crack
If anyone has met our "mousy" sized company representative in this case, you would laugh at the thought of her "interrogating" and asking "demanding" questions of any tenant, particularly when she is alone with a male clientOur representative greeted Mr *** outside the home, invited him into the home to conduct the final walk through in a polite, respectful manner, despite his aggressive e-mails to her prior to the assessmentShe did ask questions in reference to their forwarding address verification; keys and garage door remote opener locations, etcOur Property Management team has not been living in these homes, so as you conduct a walk through you do ask questions in reference to the operations of the home; any issues with appliances; about having had the carpets professionally cleaned and ask if a professional cleaner has cleaned the home (we usually look out for the tenant if they have paid a cleaner to clean the home and require the cleaner to have a representative present in case something needs to be brought up to standard by them and not the tenant that had already paid for the service)So one of our representatives asking if the ***'s used a cleaning team or cleaned the home themselves is a very natural question and would not be asked in a demanding nature at the beginning of any assessment by any member of our team
Our representative felt that Mr *** was being very aggressive in his response and behaving in an intimidating manner towards herShe stated that she had been very nice to him up to that point, but she felt uneasy with his aggressive behavior and asked him to leave, which he did and went straight to social media instead of approaching the company's leadership to resolveOur representative acted completely within our companies policies and Core Values and treated him with the respect he was due
Mr *** knows full well that the property was not "very clean" (we cannot load pictures into this activity report but will make pictures and the page inspection report available to resolve any disputes of the cleanliness of the property fully available to the Revdex.com for reassurance); nor does he deserve his desired settlement of returning his full deposit back, and by law, we cannot contribute his full security deposit (or partial amount) to a local charity of his choosing- it will be properly deducted and accounted for and any balance returned to him at the address he left on file with our office

We had to contact our home warranty company for the repairOur home warranty company chose *** *** *** *** *** to come out and look at the toiletI am showing the repair was done on August I have not heard anything from Mr*** since, but I will reach out to him to make
sure there are no further issues

Sorry to hear that Mrs [redacted] was displeased with a member of our company doing the job she is hired and authorized to do.
We have made repeated attempts to communicate with the [redacted]' via telephone, e-mail or text to collect their unpaid debts...

and coordinate other issues and they have gone ignored, not returned, our staff has been hung up on or cursed at. If the [redacted]' feel that our staff has been rude or uncaring of their feelings/circumstances because they have failed to meet their agreed to obligations, I can not apologize, they are doing their jobs.
I believe that the [redacted]' are Now using the Revdex.com to try and stop us from making further contact with them to fulfill their remaining obligations to pay their outstanding debts and returning the owner's property in the condition required per the terms of their signed lease.
The [redacted]' have been late paying their rent on numerous occasions, and currently have failed to pay this months rent completely with no reasons as to why- they have not communicated any circumstances for not paying their obligations. The [redacted]' agreed in their signed lease that rent is due in advance on the 1st day of each month; "All rent shall be paid on or before the date when due without set-off, counterclaim, deduction or a grace period whatsoever" They also agreed to pay late charges for unpaid rents. The owner of the property has been very reasonable up to this point but has declared them in DEFAULT for their continued failure to pay when due and can pursue any means he chooses to recover his losses.
Most of our communications in regards to the move out have been with Mr [redacted] and not Mrs [redacted]. Mr [redacted] did submit their official notice to vacate and at that time Signed an agreement that stating: "I understand that I have given notice and that I will be required to allow the Property Shop Rentals to show the home to prospective tenants & that the home will be in a presentable condition (picked-up, clean). If the tenant cannot be present, a member of our staff will enter and show the home. The Property Shop Rentals will call to schedule showings at least 1 hour in advance."
Multiple attempts to communicate with the [redacted]' have been made to collect rent and schedule showings to a single prospective tenant with multiple day lead-time instead of the authorized 1 hour notification. Our duty is to procure paying tenants for the homeowner so we had to finally insist on a date and time. We showed the property to the prospective tenants despite the home not being picked-up, clean with the understanding that things will be that way when they are moving. Per the terms of the [redacted]' signed lease, they are obligated to turn over the home clean and in as good of shape as they received it for their scheduled move out inspection on Monday 31 August 2015.
We can not meet Mrs [redacted]' Desired Resolution to: "no further contact by the busi
To Not Be Contacted By Business For Any Type Of reason." due to the need to collect their outstanding debts, conduct their final move out inspections and coordinate for any final payouts due them.
We can submit PDF copies of any Lease files or the [redacted]' Tenant Ledger showing their payment history if the Revdex.com would like to see or review, but I don't think it is necessary.
