your investigation and appreciates the opportunity to respond to the allegations made against us. Our office received reports from the complainant (resident) regarding a roach infestation in their apartment. We placed the resident's apartment on our weekly pest control service list- A pest control company rendered services on August 13, 2015. The same apartment also received pest control service, following request from the resident, on four different dates since May of this year. During all the service visits, a licensed pest control technician inspected and treated the apartment as needed. During all of the pest control services to the resident's apartment, the resident refused to fully cooperate with the instructions given for service, specifically in preparing the main areas of concern for effective treatment. We received another report from the resident regarding signs of an infestation. We reminded the resident that an effective treatment to the apartment could only be given if proper preparations were made for treatment of the areas of concern. We offered to schedule the apartment for pest control services on August 20, 2015 but the resident requested treatment on August 27, 2015 instead. As a precaution, a licensed pest control technician and I inspected the resident's apartment on August 20, 2015. During the inspection two dead roaches were found, however, no other live or dead roaches were found in any areas of the apartment to include the kitchen or bathrooms-these areas are the most common for roaches to dwell in. We found no evidence of an infestation in any areas of the apartment.It is our company's mission to provide our residents with a clean and pest free apartment. We believe that we have taken all required and appropriate measures to remedy all reports of a roach infestation. At this time, there is no evidence to suggest that the resident's apartment is inhabitable due to an infestation of roaches or any other pests. application for residency from the complainant, [redacted] on May 14, 2016. Our office processed Mr. [redacted]'s application and approved Mr. [redacted]'s application for residency on May 17, 2016. Mr. [redacted] and his roommate were notified of their approval for residency via telephone notice, at 6:05 PM on May 17,2016. On May 19, 2016, Mr. [redacted] and his roommate called our office to notify of their intention to cancel their move in. As is our policy, which is listed on the rental application and agreed to by signature of the applicant, all approved applicants whom fail to take possession of their apartment are subject to a forfeiture of deposit. At the time of notice of cancellation Mr. [redacted] and his roommate were notified of this penalty for cancellation. Ultimately, Mr. [redacted] and his roommate chose to cancel their move in despite being made aware our policy for cancellation. It is our company's mission to provide our applicant's with full disclosure of our policies regarding rental applications and the handling of apartment deposits. We believe that we have taken all required and appropriate measures in notifying the complainant of the application policies and the penalties for cancellation of an application for residency. At this time, we believe that there is no evidence to suggest that the our office acted outside of the scope of legal disclosure of the application process and our policies which govern it or that we violated fair business practices.
