We needed to sell our mother’s house in Baltimore,quickly due to her death and outstanding mortgage and after contacting ***, and sending the company numerous pictures, they sent us a signed contract to buy the house for $170,000. I was concerned that they did not physically inspect the house, but was told that was not necessary. We signed the contact on 3/11/2020, returned it to them and we were assured that everything was being processed as quickly as possible, not to worry. On 3/17/2020, I received a call from Joseph, telling me that they were not interested in the house because I was asking too much and offered me $90,000. They had still never been to the house. I reminded him that we had a signed contact with them. On 3/18/2020, I received a release of contract citing “current market conditions has increased risk beyond our tolerance “. I had a letter sent to them, reminding them that they had a signed contract with no contingencies, which could be taken to court. They called and gave me the name of an agent, who eventually sold the house for $167,500, but we now had to pay broker commissions and other fees. If we had sold the house to Wanttosellnow, according to their advertisements and our discussions, we would have received $170,000 minus the existing mortgage of $149,918, for a net of $21,082. Because of the fees involved with the agent they referred us to, we netted $8188, for a loss of $12,894.

Due to Covid-19 the prices in the market shifted dramatically. Unfortunately the financing our company uses to acquire property stopped lending. We secured another lender to move forward with the purchase but the lender would not agree to the original purchase price. We still have every intention of purchasing the property but due to the Covid-19 global pandemic we are unable to move forward with the original price as it is outside of our lenders risk tolerance and that is the most that was approved by underwriting. This pandemic was unforeseen and has effected us all and I am sorry for any inconvenience this has caused to your family.

I am rejecting this response because you had an executed contract on the property and because you did not put a deposit in an escrow account when you agreed to purchase the property, you were able to walk away with no monetary damages. A change in economy is not a valid reason for not executing a legal document. As indicated in the attachment, your company was still purchasing properties. I believe you did not do your necessary investigation before signing the contract, resulting in you wanting out at our economic loss. I feel we should be made whole for your negligence.

Our company was unable to get partner buyer due to the unprecedented events. In the contract it states "This contract is contingent upon the Buyer's inspection and/or approval of the property prior to transfer of title." If we had any foresight to the situation we would not have signed the agreement. We do not gain anything by not closing the property and we have incurred financial losses on this as well. I again apologize for any inconvenience this has caused.

So, initially I was a bit skeptical about the whole "selling to investors" route. I had a job relocation and I was about to put my house up on the market with a realtor, when after our listing appointment the realtor suggest that I make a few repairs, and even suggested that I do a little updating. I didn't mind the suggestions because all they recommended was painting a few rooms in my house, but I didn't want to invest more money into a house that I was not going to be living in and I figured the new buyers would be repainting the place anyway? Then came the repairs.. A new roof? My A/C needs to be replaced even though it still works fine? Oh and then they wanted me to pay for an appraisal, all so I could MAYBE sell my house in a couple months??.. No thanks!
That is when I decided to reach out to investors that buy houses AS-IS, I spoke to several companies and explained my situation. All of them seemed a bit unprofessional and a little scammy, then I came across these guys. I filled out a form on their website and was contacted almost immediately, the gentleman I spoke with was very transparent about their process and gave me honest answers about what I could expect when working with them. They asked me a few detailed questions about my home and the condition it was in, and they asked me to send a few photos verifying the condition. Afterwards I was sent a written offer almost immediately! The offer was a little lower than expected, but after explaining that they cover all the closing costs and do not use any realtors so I would be saving a lot in just commissions & fees it seemed a bit more reasonable. I asked them if they could come up just a little bit because I had some moving expenses I had to cover and they eventually accomodated me.
I felt like I had hit the jackpot when I found out how easy the process was, no appraisals, no inspectors criticizing every detail about my home, and it was sold in less than 30 days! After we agreed on a price they had some of their local partners do a few walkthroughs of my home to verify everything we discussed were accurate, all nice people and they worked around my schedule which made it 10x easier because I work full-time. I know there are a lot of "cash buyer" companies out there, but not many that hold themselves to a level of professionalism like these guys. They were always available and answered any questions I had along the way. Sure I could have gotten more money by doing the updates and going with a realtor, but I simply did not have the time or the energy to do all the things that were requested to list my home. I am happy with my decision and I would definitely recommend this company to anyone who is considering selling their home quickly in AS-IS condition. Thank you to everyone who was involved!

The smoothest home selling process I ever had. I was able to relocate and they dealt with the house. I got my funds wired to me around 10 days after signing.

I couldn't recommend this company enough!! They were amazing when I needed to move my mom into assisted living. They gave her a fair all-cash offer and were able to close in 3 weeks. They also took care of all the unwanted belongings that she could not bring with her.

We recently sold our house with want to sell now, and it was the best home sell that Ive ever done. The process was almost scary how fast and easy it was. Everyone was professional in doing their jobs and it was all over in a couple weeks.

There was no sign in front of our house, no strangers walking through our home opening stuff and going througt things and no waiting or financing to fall through. The price was fair, the staff was all professional and everything they lined everything up so we could take advantage of moving to our next house with ease.

Several of our neighbors are interested in doing the same thing and I know that Chris and Tyler will take care of them too. Thank you SO much!!!

My husband and I were looking to build our dream home. First, though.. we needed to sell our "starter home" (which btw - needed a LOT of TLC after having a young child and 2 large dogs running around). Working with Tyler and Brandon has exceeded my expectations! We were able to sell quickly and they were a great fit for us. Yay! Also - if you are reading this Tyler and Brandon, thanks so much again!

I was a little hesitant to use an online service, but Tyler and Aaron really came through for me on the sale of my home. I was getting ready to rehab my property myself, and decided to check and see what they could offer. We worked together to come to an agreement that worked for both of us- it was definitely worth it to let the pros handle it!!

Do not waste your time with this company. They made an offer which we accepted. we signed a contract in good faith however they did not sign in good faith. We moved out as agreed so we could close. Communication was almost non-existent. Couldn't get them to schedule the inspection. After weeks of waiting for the inspection I received an email stating that they were terminating the contract. They never even did the inspection. When I called Aaron Gossett ( my original contact) to ask what was going on with my sale I was cut off and could only get his voice mail from then on. I left messages but he never returned my call. Don't believe anything they tell you.

Unfortunately, there were some significant discrepancies between your description of the property and the actual condition, and as a result we weren't able to close. The entire team was so nice to me and so pleasant to work with throughout the entire experience. My home unfortunately needed sooo many repairs, but want to sell now really helped me out. Their offer allowed me to purchase a new place, and even have some money leftover! Highly recommend these guys!!

Very bad experience, I was looking to assisting a property owner on a deal with this company , his ex wife did not sign the contracts so they the threatened to sue. I am not a lawyer but I know in Texas that all parties have to sign to have a contract to be valid . When I informed them that they had changed their mind they threatened to sue and that they would OUT SPEND me on attorneys and that I would regret the decision. They are trying to take advantage of people

I would like to address the other side of this story, your client apparently left some things out of this story. The reason that his wife did not sign the contract is that he intentionally, and fraudulently, misrepresented the fact that his wife was on the title to the property. Furthermore, when we let your clients know that we would be looking to hold them to the agreement, they threatened to sue us- not the other way around. Legally, we easily could have enforced the contract, but decided that it wasn't worth the trouble of doing business with dishonest people.
