Revdex.com: I have reviewed the response made by the business in reference to complaint ID [redacted] , and have determined that this proposed action would not resolve my complaint For your reference, details of the offer I reviewed appear below My sister [redacted] has been living at [redacted] Park space [redacted] for over years Over these years [redacted] Park has been changing management and towing companies several times.My car was towed by [redacted] for no reason, my car was visibly showing the parking sticker in the windshield [redacted] towed my car without leaving a single warning When I went to pick up my car at ***, they notify me that they were told by [redacted] Park to towed the car even if the car was showing the parking sticker if they missed to call them to double notify them that the car was parked at the park It doesn’t make sense for me to place the sticker and then call the towing company as well My question is, why do they provide tenants with parking stickers when you still have to call the towing company? ( [redacted] wasn’t aware of this, [redacted] doesn’t have a document signed by her indicating acknowledgment).The same day that my car as towed away, my niece called to request a pass to park her car as a visitor (me and [redacted] were next to my niece while she was calling ***), if [redacted] should have known, she should have just notify [redacted] at the same time about the cars, it means that no information was provided to [redacted] about this new regulation invented by office stuff [redacted] doesn’t have the fine print copy of parking new rules and regulations signed by [redacted] the owner of space #***, [redacted] never received any information acknowledging her about new parking rules and regulations effective February [redacted] ( [redacted] boyfriend) signed a log picking up of stickers By the way, as of today 5/11/only sticker has been provided to [redacted] *** I believe that the towing company and [redacted] Park have a business in common regarding towing fees charged to uninformed tenants.The businesses practice is shady, the office doesn’t sent out all the proper notices so that [redacted] and all Residents at [redacted] Park would be aware of the rules and regulations,their parking rules are not properly informed, poor security practices that put your personal information at risk, [redacted] Park tents to leave mail and personal information sitting outside their office at all times, one example is and envelope addressed to [redacted] with the payment stub, a random person can go ahead and pick up my sister’s envelope and find out where she lives, her last name, payment information and utility charges this is my sister’s personal information that should be treated differently Since I made this complaint, on April [redacted] started receiving these envelopes now thru mail; [redacted] Park sent the payment stub envelopes from January, February and March in the same envelope along with the April’s envelope, meaning that these envelopes with her personal information were exposed to estrangers for months.I demand [redacted] park to show me any document proving that they did advise tenants in writing about new rules and regulations Effective February 2016.In regards to the Honda Civic that belonged to #***, I believe this is irrelevant to this case, because the car is registered to be parked inside space #***It is untrue that only issues had happened in regards towing since this rule has been enforced This new company [redacted] have been taking at least cars per day, I strongly believe that there is a record of how many car per day are towed at [redacted] ParkI stayed with my sister for over week and I was aware that *** don’t strap the car till they get to [redacted] Stso they can take off quickly unnoticed, this is an unsafe procedure Once again, I’m only asking the refund of $for charges paid to ***I’m willing to negotiate before I take my case to court which will result on time waste and court charges added to this complaint I live in Las Vegas NV and I don’t mind to drive back and forward to solve this issue at small claims Regards, [redacted] ***

I am sure you get complaints just like this one all the timeAnd it's usually the people that choose not to follow the rulesI don't understand how some people out there think there are no rules to followEveryone has rules, even in your own home.Just like this consumer said; rules are being enforced not changedThe rules and regulations have not changed and are signed at time of home purchaseAny resident can come and request a copy to refresh what they signed 14yrs priorWe have residents that have been here for more than 40yrsand not once have they come into the office to tell us that they are not informed of the Rules and Regulations of this parkWe have privacy policies that our residents sign in regards to their file informationAnd the only persons that would have access to this would be the office and owner of the home[redacted] also mentions of a tow company giving warningsThis is unheard of; I would like to know what tow company does warnings, maybe we can hire them!!!For example if a police officer stops you for speeding for the first time, he should just give you a warning not a ticket because you were not informed before you were stoppedThe warnings are the SIGNS posted everywhereRead the signs!If ***'s sister was not informed of the parking rules, how did ***'s sister's Boyfriend/husband [redacted] (3) # [redacted] know to come into the office for a visitor tag (1) and resident stickers, at that moment [redacted] was told of all the Rules/Details of the parking....Why did he not relay this information to the household, so all would be aware? This could have been prevented by COMMUNICATONWHY was ***'s niece calling the tow company to get a permit? Here at *** Park when you purchase a manufacture home the office management and new home buyer attends a meeting where all rules and regulations are explained before buying a home at this locationThese rules are explained and signed at time of purchase agreeing to fallow park rules and regulations
Most of our resident follow the rules and regulations as they should, but we have the very few that decide to ignore any type of rule, In this case with resident at site #*** *** ***

This towing incident her sister (***) had with one of our venders *** on 03/19/was due to miss communication between *** *** and her husband (*** *** who signed at the time of pickup of their visitors parking tag and I *** O(Office Manager) explained the rule enforcement and the visitor tag information againI also had *** Heer (Manager) from *** towing attend a meeting held on 2/1/to answer all questions our residents had regarding parking and towing feesIn which we informed all of the residents at *** Park of the contract West Coast Patrol had with

The Details of this matter are as follows. [redacted] Park has been at this location for more than 35 yrs. and it is one of the cleanest and safest Manufacture home parks in [redacted] and nearby locations. As you may all know there are rules to fallow everywhere?  Here at [redacted] Park when you purchase a manufacture home the office management and new home buyer attends a meeting where all rules and regulations are explained before buying a home at this location. These rules are explained and signed at time of purchase agreeing to fallow park rules and regulations. Most of our resident follow the rules and regulations as they should, but we have the very few that decide to ignore any type of rule, In this case with resident at site #[redacted].  [redacted] was and has been warned and informed with notices of all the rule violations at her site and as of today 4/8/2016 [redacted] has chosen to ignore all request.  This towing incident her sister ([redacted]) had with one of our venders [redacted] on 03/19/2016 was due to miss communication between [redacted] and her husband ([redacted] who signed at the time of pickup of their visitors parking tag and I [redacted] O. (Office Manager) explained the rule enforcement and the visitor tag information again. I also had [redacted] Heer (Manager) from [redacted] towing attend a meeting held on 2/1/2016 to answer all questions our residents had regarding parking and towing fees.In which we informed all of the residents at [redacted] Park of the contract West Coast Patrol had with[redacted]. This is not a new rule and I [redacted] have sent proper reminder notices since January 1, 2016. In which we reminded and informed all attendees at [redacted] Park how the rules will be enforced due to all the parking complaints from residents about outsiders using our visitors parking. In addition to all proper notifications sent. I also held a resident meeting (mentioned above) in which [redacted] did not attend nor any of her liveins. In this meeting again I ([redacted]) explained and informed every attendee of the park situation regarding parking and also sent memos to those who did not attend including #[redacted]. For the month of March 1, 2016 we sent another reminder notice inside the rent statements regarding parking enforcement in which [redacted] claims she never picked up, but her rent for the month of March was paid. When [redacted] and [redacted] came into the office on 3/21/2016 I listened to the problem they had on 3/19/2016 regarding [redacted]’s vehicle being towed. I told them [redacted] (Park Manager) was on vacation and she would be back on Monday 3/28/2016. I told [redacted] and [redacted] I would get the towing and patrol information on this matter and as soon as [redacted] was back she would get in contact with them. [redacted] did mention she was on vacation and needed to be back in Nevada on Tues. 3/29/2016 she did demand her money back or she would take us or the towing company to court. I did tell her we would get back to her Monday 3/28/2016 before she left. On Monday 3/28/2016 I informed [redacted] of the situation. Sal and Juan from [redacted] came into the office and talked to us of a prior situation Juan had with [redacted]. Juan from [redacted] was in our park doing a round at our request days before [redacted]’s car got towed. I believe a drop fee of $95 on a black Honda Civic that belonged to #[redacted] was paid to [redacted] ** in which Juan advised [redacted] to come into the office and speak to management.I believe our office sent out all the proper notices so that [redacted] and all Residents at [redacted] Park would be aware of the rules and regulations they had signed at time of purchase in regards parking. .[redacted] did try to contact her by phone and we drove over to her site on 3/28/2016 to try to talk to her. No one was home and phone #’s disconnected or not on service.P.S.We have only had 3 issues in regards towing since this rule has been enforced. All 3 issues have been the residents that don’t comply with the rules and regulations. I have had good feedback from many residents and compliments on how the park is so much better with visitors parking.   Thank you [redacted] O.

I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.
My sister [redacted] has been living at [redacted] Park space [redacted] for over 14 years.  Over these 14 years [redacted] Park has been changing management and towing companies several times.
My car was towed by [redacted] for no reason, my car was visibly showing the parking sticker in the windshield. [redacted] towed my car without leaving a single warning.  When I went to pick up my car at [redacted], they notify me that they were told by [redacted] Park to towed the car even if the car was showing the parking sticker if they missed to call them to double notify them that the car was parked at the park.  It doesn’t make sense for me to place the sticker and then call the towing company as well.  My question is, why do they provide tenants with parking stickers when you still have to call the towing company? ([redacted] wasn’t aware of this, [redacted] doesn’t have a document signed by her indicating acknowledgment).
The same day that my car as towed away, my niece called to request a pass to park her car as a visitor (me and [redacted] were next to my niece while she was calling [redacted]), if [redacted] should have known, she should have just notify [redacted] at the same time about the 2 cars, it means that no information was provided to [redacted] about this new regulation invented by office stuff. 
[redacted] doesn’t have the fine print copy of parking new rules and regulations signed by [redacted] the owner of space #[redacted], [redacted] never received any information acknowledging her about new parking rules and regulations effective February 2016.  [redacted] ([redacted] boyfriend) signed a log picking up 1 of 2 stickers.  By the way, as of today 5/11/2016 only 1 sticker has been provided to [redacted].  I believe that the towing company and [redacted] Park have a business in common regarding towing fees charged to uninformed tenants.
The businesses practice is shady, the office doesn’t sent out all the proper notices so that [redacted] and all Residents at [redacted] Park would be aware of the rules and regulations,
their parking rules are not properly informed, poor security practices that put your personal information at risk, [redacted] Park tents to leave mail and personal information sitting outside their office at all times, one example is and envelope addressed to [redacted] with the payment stub, a random person can go ahead and pick up my sister’s envelope and find out where she lives, her last name, payment information and utility charges this is my sister’s personal information that should be treated differently.   Since I made this complaint, on April 2016 [redacted] started receiving these envelopes now thru mail; [redacted] Park sent the payment stub envelopes from January, February and March in the same envelope along with the April’s envelope, meaning that these envelopes with her personal information were exposed to estrangers for 3 months.
I demand [redacted] park to show me any document proving that they did advise tenants in  writing about new rules and regulations Effective February 2016.
In regards to the Honda Civic that belonged to #[redacted], I believe this is irrelevant to this case, because the car is registered to be parked inside space #[redacted]. 
It is untrue that only 3 issues had happened in regards towing since this rule has been enforced.  This new company [redacted] have been taking at least 5 cars per day, I strongly believe that there is a record of how many car per day are towed at [redacted] Park. I stayed with my sister for over 1 week and I was aware that [redacted] don’t strap the car till they get to [redacted] St. so they can take off quickly unnoticed, this is an unsafe procedure.  
 
Once again, I’m only asking the refund of $335.00 for charges paid to [redacted]. I’m willing to negotiate before I take my case to court which will result on time waste and court charges added to this complaint.  I live in Las Vegas NV and I don’t mind to drive back and forward to solve this issue at small claims.

I am sure you get complaints just like this one all the time. And it's usually the people that choose not to follow the rules. I don't understand how some people out there think there are no rules to follow. Everyone has rules, even in your own home.
Just like this consumer said; rules are being enforced not changed. The rules and regulations have not changed and are signed at time of home purchase. Any resident can come and request a copy to refresh what they signed 14yrs prior. We have residents that have been here for more than 40yrs. and not once have they come into the office to tell us that they are not informed of the Rules and Regulations of this park. We have privacy policies that our residents sign in regards to their file information. And the only persons that would have access to this would be the office and owner of the home.
[redacted] also mentions of a tow company giving warnings. This is unheard of; I would like to know what tow company does warnings, maybe we can hire them!!!. For example if a police officer stops you for speeding for the first time, he should just give you a warning not a ticket because you were not informed before you were stopped. The warnings are the SIGNS posted everywhere... Read the signs!
If [redacted]'s sister was not informed of the parking rules, how did [redacted]'s sister's Boyfriend/husband [redacted] (3) #[redacted] know to come into the office for a visitor tag (1) and resident stickers, at that moment [redacted] was told of all the Rules/Details of the parking....
Why did he not relay this information to the household, so all would be aware? This could have been prevented by COMMUNICATON
WHY was [redacted]'s niece calling the tow company to get a permit? This we do not understand, our TOW Company does not issue parking permits.
The mail issue mentioned in this claim has nothing to do with Personal information, ie; SSll,phone#, DL# etc. Envelope statements are left inside our Club house for pick up. Most residents come into the office and pick them up; it has always been this way. If a resident requests a mail out, the statement gets a stamp and we use the US mail. [redacted]'s sister did say she didn't have time to pick up her rent statement on time,Therefore out of courtesy to our residents we mail to their home.
The (3) other statements [redacted] mentioned for Jan, Feb, and March were never picked up, instead of leaving them in the envelope along with the new statement, we mailed them to her. Just as a reminder please Read all Mail outs, Flyers, inserts sent in statements to u, pick up your mail daily/Statements On time. BE INFORMEDI
In regards to the Honda Civic, It is registered as a resident vehicle there for it should not be parked in the VISITORS PARKING area, it should be parked @ the home site #[redacted].
Why was the Civic parked in visitors parking???
Regarding [redacted] ** I don't know if they have a limit of cars they tow daily or what the company's procedures are. What I can say is “[redacted] **” also tow for the police Department, so I believe they know what they're doing in regards to their job. [redacted] would need to get informed with their company for more information.
[redacted] should talk to her sister, for she would be the responsible party for her sister [redacted]'s car being towed. [redacted]s sister is also responsible for making sure her guest know all the Important Rules and Regulations to be fallowed in this park.
Thank you Revdex.com but this will be our last response. This takes away from my work time, to keep repeating myself to people that decide not to follow the rules, Rules that they were well aware of before purchasing a home in this community. There are rules every were you go.
I myself have lived here for 21yrs. and all the rules have been the same. This is one of the best Mobile home parks in the area. If you don't agree with following rules and regulations, you are living in the wrong place.
I also have many residents that live here and are very happy with all the Rules being enforced. Our park is so much nicer and cleaner than other parks and we will continue to put all our efforts into making it stay this way and better. Not because I work here but because I live here.
