Washington Quarters Reviews (2)

Revdex.com:
I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.  For your reference, details of the offer I reviewed appear below.Since the carpet was disposed of they cannot prove the damage.  We have a carpet cleaning company that did not say there was damage to the carpet.
Regards,
[redacted]

In regards to the Revdex.com complaint made by Mr. [redacted], please see the following supporting documents. We understand Mr. [redacted] disputes the damages owed for the carpet replacement in his unit that were assessed upon...

move-out. As was explained to Mr. & Mrs. [redacted] in person on 12/23/15 and 12/26/15, the carpet damages assessed from cat urine in their apartment were confirmed by one of our carpet cleaning contractors; [redacted] on 12/17/14. [redacted] provided a written estimate (attached Pg. 1) for the cost to treat the carpeting and seal the floors due to the pet damage. The estimated cost to treat was $1,230.25. The cost to replace the carpeting was almost equal to the treatment cost, so we opted to replace instead of treating. Since the carpet was just replaced before the [redacted]'s moved in, they were charged for the full replacement cost based on a 7 year life, less the 6 months they lived there ($977.00). The original cost of the carpet was $1,052.00 when it was installed on 5/29/14 (attached —Pg. 2). The [redacted]'s moved in on 6/12/14. The invoice for the new carpet replacement is also attached (Pg. 3). These documents serve as sufficient proof of the disputed damages. I have also attached the written Notice of Intent to Vacate and Estimated Move-Out Cleaning & Damage Charge Schedule that was signed and acknowledged by the [redacted]'s on 10/7/14 (Pg. 4 & 5). The last paragraph of the Notice of Intent to Vacate (Pg. 4) states the resident's right to request to be present during the move-out inspection with a written request. We did not receive such a request. Page 5 states our policy on Carpet Damage and replacement. I have also attached copies of the Move-In/Move-Out Inspection Agreement (Pg. 6), the Apartment Lease Agreement (Pg. 7-14), Community Policies/Rules & Regulations (Pg. 15 & 16), Pet Addendums (Pg. 17 & 18), and lastly, a copy of the Final Account Statement (Pg. 19) which gives the itemized charges the [redacted]'s owe. You will find all applicable paragraphs highlighted and starred that show our company's policy on pets and deposit refunds.
Based on the following signed documents, we hold that sufficient proof was provided and the [redacted]'s understood the terms they agreed to upon signing the lease agreement at move-in.
Please feel free to contact me with any further questions.
Thank you,
