First, this tenant was the first tenant to reside at this property upon us owning itIt was completely painted and new flooring was installed prior to them moving inA cheform was provided to them at the time of moand was never returned to me, which lead me to believe the house
was free of damage and issues. The tenant did indicate that she intended on moving out of the residence at *** *** *** because she purchased a house of her ownUpon receiving that information I immediately listed the property for rent and began showing itPrior to any showing I provided her at least a (12) hour notice. As part of our process when a tenant is vacating I sent them a detailed letter that indicated what was required from them upon their move-outI am attaching the original letter to this email for your recordsAs you can see I circled the items that they failed to complete and the writing on the letter is from the tenantsPhotos of the house were immediately taken in case we need them for legal reasons. After the tenants stated to me that they were completely moved out we visited the property so we could begin preparing it for the incoming tenantIt was immediately apparent that the tenants failed to clean the house and move out all of their belongingsThe kitchen clearly wasn't cleaned including the appliances, counter-tops, and flooringThe walls had clear signs of damage and staining from food and liquidsThe bathroom was also dirty in all areas, (sink, floor, bathtub, and toilet)It is also accurate that we found a soiled tampon in the shower, which I do have a photo ofThe carpeted areas on the main floor were dirty and stainedThere was a large hole in the main floor bedroom that the tenants attempted to repair unsuccessfullyI was aware of the hole prior to their move out and they assured me it was repaired, except for the paint which I told them I would complete as it's a standard paint color we useThe patch repair was done poorly and required another repair by a professional drywall company. The $lease break fee is being charged to the tenants because they failed to uphold the lease termsThis was explained during the lease signing and the tenants agreed to this in writing. The remainder of the charges were for cleaning and repairs of the houseIn my opinion it appeared that the tenants had not cleaned the house at all during the (11) months they lived there and it was clear that they made no effort at the time of move-outAll of the tools and information needed were provided to the tenants prior to their move-out so that these charges could have been avoided. I have reviewed the response made by the business in reference to complaint ID [redacted], and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below.
No one in the household wears tampons for we are allergic to them and to find out from a third party someone that E[redacted] knows placed it there so he could charge us for it.  I can't use cleaning chemicals for my son is really allergic to it so my cleansing was done with water and lemon. Sorry not going to endanger my child. Second, the house you stated when we moved in that it was trashed. Third the belongings left in that home minus the tread mill were not ours to take. If we would have taken them what is the chance you would have reported them missing so we left them there and you were informed that we left items there.  I did clean for the 11 months that I was there and I have wittnessess to that matter. The home was vaccumed and wiped down. Garbage was going to be picked up that following wednesday for we had until the 30th to move out when arriving at the home it was already gone. There was someone already moving in prior to the end of April. As well as you were showing the home without us being notified. WE only were notified that one time at 9am.  I have yet to receive photos of the home. Yes we should pay for the hole in the wall. WE tried fixing it to the best of our capabilty. He took all of our deposit. HE is money hungry and that is all he wants. I live pay check to paycheck. In Wisconsin if you do find another tenant to take place you will still receive rent money we should not be liable for the month of May. But that is what it is. I want pictures and I feel we should not be charged for removing household items that were not ours. That is NOT fair at all to us. There is black mold in the upstairs attic which notified us that we needed to get out of there. My son is really allergic to that. So we bought a house. I am willing to work things out but need to see pictures and He needs to be reasonable. I get the hole in the wall and I get the toliet downstairs which was already broke when we moved in and you response to that was it is a down stairs basement we do not need to replace that. I WANT to see pictures before I do anything.
