late October of 2013 we have actively pursued more effective methods in the discovery of violations of the programs. In addition to inspections by the on-site team members we have adopted a program, through the contractor, in which we are provided with a report that provides a picture of each violation, the specific violation, and a reminder of the program guidelines. This program went live in late January and 53 violations letters have been provided through the contractor program alone.
All new residents are provided with collateral regarding the Valet Waste program the directives for proper use of the program. It is also discussed during property tours and during the move in process.
The community maintenance team has begun power washing breezeways as well. Their efforts have led to the completion of four buildings in the past 60 days but weather conditions have delayed the original plan to have all buildings completed by the end of March 2014. We plan to power wash one building a week until all buildings have been power washed. In addition, we are sweeping the floors, walls ceilings and lights of up to two buildings a week.
Our interests and efforts are focused on the satisfaction of our community members. Our team makes adjustments in response to all items brought to our attention, or discovered through property inspections. We regret that the complainants experience with this program is unsatisfactory and expect the methods we have put in place will improve its overall effectiveness. While we cannot guarantee all residents will follow all directions or policies outlined in their lease contract, we can continue to work with each other in our continuous efforts to keep our community a great place to call home.
