Initial Business Response /* (1000, 5, 2015/06/18) */
Contact Name and Title: *** *** GM
Contact Phone: (XXX)-XXX-XXXX
Contact Email: ***@sunnyislandrv.com
The manufacturer's production forecast was off by weeks, and the trailer did not arrive within the timeframe in which the customer
was told that the unit would be here
Due to the unfortunate circumstance of the unit not arriving in time, we gladly agreed to cancel the purchase and refund the deposit
Initial Consumer Rebuttal /* (2000, 7, 2015/06/19) */
(The consumer indicated he/she ACCEPTED the response from the business.)
The production forecast was off by more like days rather than the weeks that they state, but they did refund my money so I consider this matter resolved
Thanks

T*** - S*** G***-a*** In regards to S*** B***1) you got address wrongIt is ** * *** ** 2) I am enclosing a e mail I sent to you and you emailed me the loan application, and I called and talked to S*** in the office about the total of loan, I am sending emkail where you said leave that blank and dhp can fill the amount out.3)about T*** and S*** asking about lowering the payment for him being hurt, we did not agree to that because dhp said it would cost us $after the or mtsWe did not agree to that.4)DHP did send hispanics out to check on problem wit squirrels, They did not fix the problem, I enclosed a email about thatYou said they were only out there for reason the squirrel but the two men looked at the other problemsEnclosed is emails stating that you were aware of all problemsfrom ceiling, wiring, heat pump and water or mold leaking down walls and moreI also emailed another lady C*** B*** ,A*** k***all are aware..5) Enclosed is emails where I sent about all issuses with house.6) S*** states we have not sent documates DD, SS, Bank account and filled out loanDHP has been taking out $a month for months how are you getting that if you don't have that imformationWe have been good tenents for you. 6) S*** you know that 1st day 1/3/when we talked and filled out paperworkS*** you told us to make a list bof all major issuses in the home and you could deduct the cost of them we fix from the amount of homeThats way I could not fill out loan amount S*** if you would be honest for what you said

1.) We, DHP as a company were blown away to see this complaint...... The email provided to the Revdex.com was sent to this tenant-buyer on 3/22/18 (yesterday) and we never received an e-mail, a call, nothing from the tenant-buyer stating that they had any questions or concerns........... instead, they chose to go to the Revdex.com?? To get their questions answered........2.) The closing costs are $1300.00. The fee increased by $25.00 due to the processing fee being charged by the loan originator increasing.3.) We have provided all of the supplemental documents where Mr. & Mrs. G[redacted] AGREED to purchase this property "As Is" for $75,000. We are very unclear as to where the confusion is. The sales price is $75,000, that is what this property was listed from and that is what the G[redacted]'s agreed to purchase this property for.4.) The G[redacted]'s had the option to pay for an appraisal and/or a home inspection at any time. That is NOT something that is typically ever handled by the selling party, that is handled and covered by the purchasing side. They can still chose to pay for an appraisal and/or a home inspection.5.) We feel that our paperwork is crystal clear, our program is clean cut and we have upheld our end of this transaction.... the G[redacted]'s have not.

The facts that Mr. G[redacted] listed above are false. We have sent NOT only our contractors to his property address multiple times to address items he has contacted us about, but we also hired and paid for a license heating and air firm to go out and address the issue with his heat...

pump. Furthermore, Mr. G[redacted] purchased this home with Owner Financing and was able to qualify by taking the home AS IS, which is listed in his signed and dated contract several times. Our company is servicing his loan, we are not his landlords. Mr. G[redacted]'s failure to properly read his contract and follow through with our program lies on his end, not ours. We are not responsible for the repairs and maintenance on Mr. G[redacted]s home, just as Wells Fargo would not be responsible for repairs and maintenance on a home that they have financed.

DHP said we have a loan with them, We have not even filled out loan papers. They did send someone out here but the problems still exist. They have not sent anyone out about the other problems. I am going to email you the rest of contract there is no more room.

Regards,
T[redacted] - S[redacted] G[redacted]-allison  DHP (S[redacted]) made copies of all that you have requested when we signed them papers on 1/3/2017 if you don't have that imformation from T[redacted] and S[redacted] how are you getting our payment each month? We handed S[redacted] a cashiers check in the amount of $3675. What about the money that you have already paid $675. for 15 months that total $10,125. that you are not counting. It was not T[redacted] or S[redacted] fault that closing didn't happen. T[redacted] and S[redacted] Talked with S[redacted] on 1/3/2017 he told us to make a list of all that is major wrong and bring it to closing and he could deduct from the price. If S[redacted] would be honest about what he said he would do we(T[redacted] and S[redacted]) wouldn't have a problem. We send certified letters to J[redacted] and DHP about all the issues we are having. If you want us out give us our money back so we can go get a place. DHP HAS GOT THERE PAYMENTS EVERY MONTH WITH NO PROBLEMS. DHP has got 3 different amounts needed for closing. You know saying that you don't have my imformation wwhen you know you got it when we signed papers.

In regards to T[redacted] & S[redacted]'s complaint against me (S[redacted]) and DHP Real Estate. The facts are as follows: 1) On January 3, 2017 T[redacted] & S[redacted] entered into a LEASE / OPTION agreement on [redacted]. 2) Their payment is handled by AUTO-DRAFT via their  signed agreement and authorization. 3) DHP Real Estate received a certified check from T[redacted] & S[redacted] for the amount of $3675 ($3000 option consideration / $675 first months payment) 4) T[redacted] & S[redacted] agreed in writing, evidenced by their signatures to exercise their option before expiration last year. 5) They further agreed in writing evidenced by their signatures on #18 of the LEASE that by nature of receiving an option with their lease they are responsible for all maintenance and repairs. Period. 6) Concerning their claim, that it is not their fault they did not go to closing: By reference of email dated July 11, 2017, T[redacted] & S[redacted] were notified of documents needed from them to proceed. We have record that the email they have been using to correspond with us is the EXACT email we are sending the necessary documents too. But they continue to claim they never received the documents. We have NEVER received the necessary documents to proceed. 7) By reference of email dated July 11, 2017, T[redacted] & S[redacted] reached out to our office with questions in regards to the documentation they WERE provided. DHP responded to that email by reference of email dated July 12, 2017. DHP clarified all of the same questions that they are posing today. 8) By reference of email dated September 15, 2017, T[redacted] & S[redacted] requested we lower their payment due to an injury T[redacted] had suffered at work. DHP Real Estate lowered their payment to $550 for the following 4 months to help them get back on their feet. T[redacted] & S[redacted] agreed to the lower payment and agreed to pay $800 per month for the following 4 months to catch back up and then the payment would fall back to the original $675. DHP went above and beyond to assist T[redacted] & S[redacted] during their time of duress, as proven by the emails. During this same timeframe (July 2017 - October 2017) there is no mention of issues within the home. 9) To date T[redacted] & S[redacted] still have not gone to closing as required by their option that is now expired. But DHP Real Estate has informed them, the they are more than willing to honor their expired contract in which they will get full credit for their $3000 option consideration. To date T[redacted] & S[redacted] have not made the effort to furnish us with the required documentation, but they have found the time and made the effort to complain to the Revdex.com.  This entire situation is very disappointing to everyone at DHP.- S[redacted](AGENT: DHP REAL ESTATE)We provided all documents to the Revdex.com in an earlier email today.
