I would strongly recommend against using Wayne for your projectThis review is worth the readWayne was contracted to build new post frame structures for me and was extremely unethical and deceptive throughout the entirety of the projectHere are the main issues I had: Trash - Wayne excluded from the contract, the removal and disposal of trash/scrap from the worksite (it blew all over the property and has punctured multiple tires of my vehicles)Unethical Additional Billing - Wayne neglected to include the footers that the Architectural specs called forAfter he was in the middle of building, he claimed that he didn’t bid in the concrete footers around the posts for both buildings (which were clearly specified in the architectural plans) and that he was only responsible for a small concrete footer underneath the postsHe saved this concrete cost and I spent thousands of additional dollars adding this portion to another contractor [redacted] Once I had hired the other contractor, Wayne went ahead and poured the post holes on one of the buildings while he was pouring his small concrete footerHe then took a nearly $2,invoice to my bank trying to receive payment without my knowingWhen my banker called me I was not very happy [redacted] That invoice was way too much anyways and since he had poured his portion and the unapproved concrete at the same time, I suspect Wayne shifted concrete qty to the unapproved portion making it seem like I owed more than I should have paid [redacted] After nearly a month, I ended up paying the invoice, just to get Wayne to stop bugging me (I have more important things and this was just not worth my time)I soon came to find out, Wayne never paid his portion of the concrete bill to the supplier and now they were coming after me for payment on work I had already paid for in the original contractWanted completion payment more than building properly for the customer - Wayne refused to work with me on waiting to install the trusses until after the ceiling insulationHe ignored my requests and installed his trusses anyway, disregarding my instruction to halt construction until sufficient insulation was installed in order to pass building codeThis ended up costing me more money as wellIt was clear that Wayne wanted “in and out” so he could collect final paymentCashflow Issues - After paying 73% up front before construction even began, Wayne persisted on an additional payment within hours of 90% completion of of the structuresTypically, you have an inspection once a month and then payment is issuedHis persistence in demanding multiple inspections over a 2-week period was incredibly inconvenient given that each inspection cost me $ In total we paid him payments over a short period of time and I later found out that he never paid his labor until the very end of the projectThere seems to be major cash flow problems with Wayne’s Building Supply and once again it cost me additional dollarsSkimped me on materials - Wayne ended up saving thousands on lumber, once again, at my expenseHere’s how: [redacted] The day after the contract was signed, Wayne instructed me that a ceiling was not included in the 8x24' porchThis seemed odd… He then suggested to shrink the porch to 8x18' and call it a wast was evident that he really just trying to save around $in lumber and labor cost in lieu of a small piece of tin (maybe worth $45?) that most likely is included in his other projects [redacted] At the beginning of this project, at the initial contractor meeting, Wayne talked the entire room of people into extending his truss spacing from 2’ spacing (as it was bid) to 4’ spacing (cutting his truss Lumber in half)In lieu of saving on lumber cost, he agreed to “beef up the trusses” for a better open ceiling lookHe made the contract revision (keeping the price the same) and stopped by after dark a few days later to have me sign it in his vehicle where I really couldn’t see or wanted to read through what we had previously shook onHis “beefy trusses” ended up being 2x4’s with unappealing cross boards, completely non-conducive to an “open ceiling look” for the new office spaceSince he was already paid so quickly for the project, I had no ground to stand onOnce again, this cost me thousands because I had to cover it up with a ceiling and put 2’ spacing (as originally planned) to hold the drywall ceiling upIn conclusion, I ended up paying thousands more for a weaker building and he saved half the cost on the truss lumberNo consideration for other contractors - Wayne did not leave off a sectioned or removable baseboard as instructed by other contractors so their machinery could access office for their portions of the project and he never bothered to properly clean up his worksite leaving screws and shrapnels all over the placeIncorrect Building Elevation - Office Building elevation is set too low for a gravity septic systemThis gave me two options, to spend an additional $on a septic pump or to pay for a new soil test and septic plan modificationBy far, Wayne has been the most difficult contractor I have ever worked withHe builds things his way and is unwilling (maybe incapable and financially unstable) to make the necessary adjustments to make a project run smoothly for all those involvedI felt compelled to write this review for the above reasons to urge anyone not to use Wayne’s Building SupplyHe is just the middle man (who complicated my project)He contracts directly with [redacted]  (who did a pretty good job at the overall construction)My only complaint with [redacted] is that he did not clean up the worksiteConsidering [redacted] most likely pulled off the end of the job because Wayne didn’t pay him until well after the job, I will give him the benefit of the doubtIf you can’t find another builder, just go directly to [redacted] ###-###-####I hope this was insightful
