I am working on writing this off with all resources available within the corporate structureAfter some further investigation however this amount is a hold over balance from It is owed as the lender did not pay the full premium for that year. There were several billings for this balance in the 2012-time frame sent to the customerAt that time the address WAS correct therefore these billings should have been received and we have no returned mailThe system maintained the balance as it was under $and rolled it forwardMaking no guarantee that the balance can be credited as it was owed- trying to see if there is any mechanism what so ever allowing a charge offInsured has already been informed of all this through the corporate ASAP dept.*** ***

Our office had tried to contact Ms*** on numerous occasions by phone and e-mail with no responseOn Dec 16th 2015, we sent a property inspection packet out to the insured highlighting the conditions that needed corrected to continue past the renewal date of 8/29/Her property had some
conditions that were not acceptable and our process is to make the insured aware of these issues well before renewal so they can be addressedOn Jan 5th, *** reached out to the insured to make sure she had received the packet and again on Jan 6th leaving messages that were never responded to*** also sent the insured a letter indicating to contact the agency about the inspectionNote: *** has a return mail system in which undeliverable mail is always returned to the company and the agency notified of such so they can reach out to the insured to see if there has been changes*** has never spoken to Ms*** as she states and as my operations manager of years is the most capable person in my office of making a simple address change so if they had conversed there would have been no confusion on this.The premium of $had been paid by the lender for the 2015-period however along with the property conditions it was determined by the inspection that a small additional amount of coverage was needed to correctly insure the dwellingThe subsequent addition of $15,in coverage generated an additional premium and bill of $which was mailed to the insured on 7/A payment was never receivedI realize at this point the insured's "mailing" address might have been incorrect however our many attempts to contact her via e-mail and phone were never responded toAlso as mentioned before, repeated mailings by our local office and *** were not returned as undeliverable by the postal systemThere were NO overcharges from Dec to Aug as a mailing address change does not effect the premiumIn this case I believe Ms*** want the policy to be changed into a Landlords policy as she had moved and was not rentingA Landlords policy is the correct type for a rented dwelling however it varies widely as to if a Landlords policy is less expensive than a regular homeownersIt can be or may actually be more however if it is less it is not 50% less, it's quite marginal if at allIn this case her property would not have qualified to move to a Landlords due to the property conditions discussed above and in our page letter with pictures sent to herAgain I realize she says she did not receive this but we did not get it back either so it was delivered somewherePossibly her tenants and I do not know of her relationship however one would think if they received correspondence for their landlord of an insurance nature they would have contacted herI will attempt the following- to reduce or try to see if any part or in whole of the balance can be charged off, the "collection" efforts have been discontinued per contact with *** in billing who had told the insured she would do thisThere were no overcharges so it will not be possible for any credit for the customerNote: Insurance carriers DO NOT send due billings to outside credit bureau sourcesIn no occasion do we contact credit reporting agencies and therefore it NEVER effects one's credit rating!We have multiple systems in our office to handle customer communications and they have served us well for over yearsIt seems that there was some misunderstanding early in the process however we made many attempts to reach out to the insured without response until October of this year a full months after the policy had been cancelled due to the conditions of the property Thank You,*** ***

We have/are taking immediate steps to correct this. The home was insured and inspected in September of 2017 and hail damage was confirmed from the May 8th hail storm. The customer then replaced the roof after the initial inspection and we are reinstating the policy. This was simply a timing issue...
