Cincy Rents is writing to respond to complaint [redacted]. [redacted] has complained to you stating that she cleaned her apartment at move-out and that we have, without cause kept $195.00 of her deposit. This is completely untrue. We at Cincy Rents would never withhold any part of a residents' security...

deposit without cause. We do not own any property that we manage. We manage third party for property owners. Cincy Rents does not in any fashion benefit from withholding security deposit monies from residents. The monies that we do have to withhold on behalf of the property owner are taken against charges incurred by the owner to put the home back into the same Condition as when the resident moved in.Cincy Rents with each resident turnover goes through the home and performs a variety of turnover services to make the unit ready for the new resident moving in. We provide routine maintenance services, painting of the home and we also hire professional cleaning services for the home on behalf of the property owner. We take detail photos of the home prior to the new resident moving in and we take detail photos of the home when the resident moves out. In addition to taking extensive move-in photos, we also complete a move in checklist of the condition of the home. The resident at move in is given two copies of this move in condition checklist. They are to review the checklist and they have 5 days to return one copy of the checklist with their notes to identity any discrepancy between what we report and what they may find. The checklist [redacted] returned mentioned nothing about the home not being clean upon move-in. We have provided copies of the move-in photos and the move-out photos for your review. Although the photos are much more defined when blown up.We would also like to point out that the building is not infested with Ck Roaches although the building does on occasion get what our exterminator calls a sewer roach. They come up through the sewage drain in the basement and there is nothing permanent we can do about this. Our exterminator Communicated that we would not be able to keep them from coming into the building but we always sprayed when she called. We Communicated this to [redacted] and we had the basement sprayed each and every time she called reporting seeing one.It is unfortunate that [redacted] also stated that we never called her back to go over her issues with the deducted Security deposit amount for the cleaning charges. We absolutely called her back and we even emailed her the move-out photos identifying why the deductions were made. Had [redacted] been responsible and accepted accountability to clean her home at move-out as her lease clearly identifies this move-out responsibility, we would not have had to withhold any of her security deposit funds to offset the cleaning that she chose not to complete. [redacted] lived in her home for 2.5 years and we find it odd that if she was so unhappy and the building so overrun with roaches that she decided to stay 2.5[redacted]years. She also stated in an email to our staff at move-out "Thank you for 2.5 great years. I would definitely recommend the building to any of my friends looking for a place to live"It was only until we held her accountable for her decision to not clean at move-out did she have a problem and found our customer service experience frustrating.
