July 30,2015Dear *** ***,Weichert Property Management had a management contract with the owner of the property at *** *** **Bristow,Va *** was a tenant at the property.The owners returned from overseas to move back in the house.*** was given information on what
to do for the move out inspection.*** had pointed bedroom with agreement to repaint at move outHe did not do that.The owner had to get the room repainted.The owner told me to charge the tenant $350,for the painter to repaint.*** move out was the end of May.May 30/was a weekend.Our office is not open on the weekend so it was scheduled for May29,2015,Friday.the owner of the property was to move in on the 1st of June.*** was aware of that.While *** lived at the property he have TV cable service put in and they put a post in the ground with concrete to hold the dish.The owner ask that we deduct $to have the post removed by a contractor,The owner was to have that done because we no longer managed the property.The lease states that the carpet is to be professionally cleaned at move out with a receipt to show it was done,Also the gutters to be cleaned.Fireplace to be cleaned.The owner had bookcases in the property that were to stay there until their return,When they returned they were missing.The owner ask that the tenant be charge 1/the cost of all bookcases.That amount is $200,The tenant said he was not suppose to store owner property while he was renting.The owner was in the area last year and visited the property and the bookcases were in the master bedroom The tenant also took the owners washer dryer out of the laundry area and put in his own.The owners washer and dryer were not hooked back up and the owner had to hire a plumber to hook them up.The charge was $to the tenant The total charges were $900.00.There were other things the owner wanted to charge for but I explained some were wear and tearThe charges are based on the contractors charges to do the work I do not know if the owner had the repairs done or not l took the deducts out based on the instructions of the owner The owner and our office has pictures of the property before move in and at move out The owner has been made aware of this complaint and I have ask that they also reply to your notice.Please feel free to contact me if you need anything else.Mary E***Property Manager
