Review: In June 2013, we hired Well Dunn to renovate our house. The work included repainting all the walls, ceilings and deck, refinishing the floors, adding electrical work, renovating the basement, and some minor renovations (e.g. adding a closet, replacing a few toilets, repairing a mirror closet door, etc.). We have paid a total of $158,905, in cash, to Well Dunn Contracting, as well as more than $40,000 in additional payments to third parties for additional labor and supplies as part of the Well Dunn project.

We met with [redacted], the owner of Well Dunn in June 2013, and [redacted] promised us that the work would be completed by September 2013. Over the next six months, [redacted] delayed, promised to send workers (without doing so) countless times, and finally agreed to a re-negotiated due date of 12/**/13, after which he even agreed to accept a $500 per day penalty for non-completion. As we submit this complaint in December 2014, the house is still not done. It is evident to us that [redacted] was stringing us along this whole time, all the while continuing to ask for (and we, regrettably, continued to provide) additional payments.

Since this job began, [redacted] has had multiple disputes with his own subcontractors, including his electrician and his painter. He has consistently and repeatedly failed to perform to our contract and has failed to supervise the workers, leading to instances of property damage and theft. His invoices have been laden with errors throughout, which he readily acknowledged to us.

On August **, 2014, we met with [redacted] at our home. He asked for additional payments. We walked him through the house and pointed out all the work that had not been completed and showed him the terrible paint job (discussed in more detail below). He told us that he would send men to complete the job and hire new painters to correct the shoddy paint job all over the house. [redacted] acknowledged to us that the paint job was incomplete and unacceptable, and he assured us that he would use new painters to correct the damage. We never heard from him again.

We have made every effort to resolve this amicably; until this point, we have asked (begged) him to simply finish the job. However, [redacted] has been unresponsive to our many reasonable efforts to contact him (emails from 8/**/14, text from 10/*/14, 10/*/14, and 10/*/14). We then sent him a letter again imploring him to engage in dialogue with us and resolve this amicably, in a letter sent on 11/*/14 by priority certified mail and having a job completion date (or at minimum, we would have thought, some attempt to respond to us) by 11/**/14. On 11/**/14, as a follow-up courtesy, we sent an email to [redacted] to remind him of our request for action and response, along with the letter already sent as an attachment. To all of these various attempts at resolution, we have received no response or acknowledgement whatsoever. We have tried phone, text, email, and letter – all modes of communication that [redacted] has been very responsive to in the past.

Much of the work that has been completed is of poor quality. For example: Door handles were installed incorrectly; an electric floor warmer that was installed does not work; tiles were installed unevenly; and light switches don’t match up to the appropriate lights.

The most costly item is the paintwork, invoiced at over $55,000. Poor caulking was used (if any), leading to immediate cracks in the moldings. Switchplates, doorknobs, and doors were never removed and paint splattered (and in certain cases damaged) several of these items. The job called for two coats of paint, but in many places only one coat was applied (we can see through the paint to the primer at many edges). Door tops and bottoms throughout the house were never painted, even though these are very high end doors and [redacted] assured us that these would be painted. Certain walls were never spackled at all – paint is exceedingly uneven, there are divots in the wall that were not patched before painting, and there is (again) only a single coat. When this was pointed out to [redacted] in August 2014, he readily acknowledged the shoddy work.

In another instance, Well Dunn installed sheetrock in the ceiling as part of the basement renovation. But they failed to cap one of the drains, causing water leakage from the floor above, flooding the newly renovated basement. This is gross negligence causing $590 in plumbing repairs and $2,000 in projected sheetrock, spackle, prime, and painting work.Desired Settlement: $50,000 for the cost of hiring another contractor to complete and repair the work we have already paid [redacted] to do. The majority of this cost is due to the repainting, though it includes repair of the basement, replacement of lost or damaged items, and the cost to replace items we paid for under the contract but never received or were never appropriately credited for.

It is evident to us that Well Dunn is not an ethical contracting operation. Given the incompetence, unethical behavior, and failure to perform their duties, we have come to the inescapable conclusion that Well Dun has abandoned and failed to perform, without justification, the services and labor that we agreed upon, while taking payment for such services. We have no choice but to seek reimbursement.
