My name is Anthony [redacted], I am the General Manager for Donnelly Stucco.  Upon receiving a complaint from the Revdex.com from Mr. [redacted] job #35-60, I immediately called him and spoke to him about the issue.  We had a relatively long conversation where I explained to him that the damage on his...

home which is existing damage and was existing, was beyond our expertise.  Mr. [redacted] called Donnelly Stucco on September 10, 2015 asking us to come out and look at a stucco issue on his home.  On September 14th, 2015 a representative from Donnelly Stucco by the name of Cary [redacted] went out to meet with him.  We had told Mr. [redacted] at that time that the said area on his home that we were called out to look at needed to be removed so that we could see the problem back behind it.  on 9/17/2015 Mr. [redacted] agreed and signed a contract for the amount of $3,500.00 to open the wall.  Upon opening the wall, it was very clear that there was a major foundation issue.  Mr. [redacted] was made aware of it and was advised to contact a company that could deal with this type of issue.  Donnelly Stucco also brought in an Engineer company to assess the problem and until that problem was resolved there was nothing else we could do at this time.  The opening in his home was covered with poly to close out the weather and Mr. [redacted] was asked to contact us when the foundation issue had been corrected and we would be able to work on his home.  Mr. [redacted] gave us a $1,750.00 deposit on the $3,500.00 contract.  The work that needed to be done has to the best of my knowledge not been completed.  I have not spoken to Mr. [redacted] until 5/16/16 at which time I called him.  I spoke with him today 5/17/16 and explained that there would be a cost involved in the initial work of $1,365.00 which he agreed to have deducted from his deposit.  He had expressed in having no interest in Donnelly Stucco completing the project nor are we able to until the foundation issue has been addressed.  A check for $385.00 will be sent back to Mr. [redacted] to settle this issue.  He agreed to that and verbally released us from any other on going work on his home or responsibility.  Sincerely, Anthony [redacted]- General Manager- Donnelly Stucco.  Pictures have been attached to reveal the issues involved on the foundation.

Please accept this as our initial response to the Complaint by [redacted] to the Revdex.com which we disagree with: 1) Donnelly had 3 chimney experts look at the chimney including Twin Cities Masonry and GB Masonry. We received one of the estimates in June and our 3 experts spent significant time...

and effort evaluating same.  They are the best of the best. 2) All 3 professionals advised that due to the stucco cracking/peeling and expanding that the underlying brick was failing due to thaw and freeze and buckling out the stucco/cracking. 3) All 3 advised that the estimate to replace the chimney brick was required including replacing the chimney veneer brick while saving the cmu back up and flue and cap 4) We spent a significant amount of time evaluating the chimney with 3 masonry firms that are very experienced and capable and all do NOT agree with just covering up the stucco with another layer of stucco without replacing the underlying brick 5) We had 2 expert chimney contractors to the home when the homeowner wasn't there to evaluate and so the homeowner was not aware of the work/evaluation we had completed. 6) The $5,000 was only to evaluate the chimney and not to repair it. (attached initial) 7) We took out and paid for a permit to do the work that we believe was necessary  (attached)  No further permit was ever taken out by any other contractor with City of St Paul. 8) We also submitted an application to the historical preservation for certain modifications to homes in the area as required to at least get it evaluated further (attached) In conclusion, we spent significant time and expert evaluation of the chimney including photos, applications, permits and other outside expert resources to determine a price to replace the chimney as our experts deemed necessary.  We are very suspect of the actual work completed if it only was replacing the stucco over the top as overlay.  We will be contacting the city and homeowner to request what was actually completed and if they took their own photos of the actual bricks/testing underneath to determine that the brick "underneath" was in fact "fine".  Many a chimney contractor will lie and deceive the homeowner into thinking the underlying brick structural integrity is not a problem and simply band aid over the real issue.  We will re-evaluate all our costs/expenses regarding our time and resources as to hours spent to determine that the $5,000 was earned or if some discount should be returned.  We will have this completed by 10/31/17.  We obviously strongly disagree with the homeowner's comments as to our work performed as he has no idea of the costs/expenses and experts we did in fact engage on this.  Mr [redacted] has been a friend and good referral for Donnelly Stucco and so we will resolve this in the next 4 days.  To claim that Donnelly Stucco did nothing and deserves nothing is a false accusation in this case as we applied our years of experience as well as other trusted professionals to properly advise the homeowner.  Just because the home owner decided to utilize a cheaper contractor or solution, that does not make Donnelly Stucco wrong and undeserving of our time and expense of our initial contract for evaluating the chimney. [redacted] Donnelly feels very bad about Mr [redacted]'s dismay and this Complaint as Mr Donnelly has had some very serious health issues during this time in 2017 and we hope that they can reconcile in a bit upon final satisfaction of this matter next week. Sincerely,   Michael N [redacted], Sr (interim CEO for Donnelly Stucco) and Principal - Managing Partner Coldwell Banker Commercial - Griffin Companies [redacted] Mpls, MN 55416
