We hired this company to do a home inspection in the Lake County area Typically people call/write to complain about poor service, etchowever we are writing for just the opposite This company and our transaction was wonderful from the startTheir representative answered the phone when we called and scheduling was easyPricing was very competitive with the others our real estate agent gave us however we felt we were getting so much more for our moneyThe inspection was very detailed and the electronic report we received was sent within a few hours at maxHats off to this company for providing a great product at a fair price

Regarding clients complaint our inspector/company is licensed by the State of Indiana. We follow all State of Indiana...

requirements as well as all ASHI Home Inspector requirements. As part of these requirements we therefore we can only report of problems uncovered during our inspection and not make assumptions, anticipate the future, etc. Complainant comments were undetectable during our inspection and thus unwarranted for our reporting process. All other inspection processes are followed during our process as we follow all state/national home inspection guidelines and we believe the client had a different understanding of what a home inspection entitles. Home inspectors are generalists and if buyer was concerned about any specific aspect they should have prior consulted with field specialist for those concerns, i.e. we can only inspect what we can physically verify and can only diagnose problems/not offer corrections/solutions as those areas are left for experts in those subject matter fields.
Regarding crawlspace, client was advised that all unfinished crawlspaces, (dirt floors with barrier or not), will see moisture from time to time as fact of having ground unprotected. On our visit all buyers' concerned areas were physically dry so ethically we could not report anything or make future assumptions.
Regarding previous mold issues; home inspectors do not see Sellers disclosure documents and we refer those questions directly to SELLERs disclosures; which Buyer legally has to receive as part of the real estate transaction as well as have verified. Sellers MUST disclose previous/current mold and any documentation for previous mediation as part of any real estate contract and we are not responsible for review of any documents. Any additional mold questions should have been directed to mold tester, etc. who is a specialist in that particular field as we can respond to mold questions without having air/swab testing taken by licensed mold tester/lab.
For our personal safety we must also follow all safety aspects and only enter attics, etc. when physically safe to do so. Buyer was advised that we could not physically enter due to those safety concerns. Client was physically present at time of attic inspection and advised of process during our inspection as well. No concerns until report with Revdex.com was filed.
Roofs are evaluated a number of ways. When an inspector believes that they may be safety concerns, where we may cause problems by mounting a roof, etc. we will therefore verify roofs by eaves, top of ladders, etc. as per home inspector guidelines. Client was physically present at time of roof inspection and advised of process during our inspection as well. No concerns until report with Revdex.com was filed.
Once again, our inspector/company followed all inspector guidelines and unfortunate that client was dissatisfied with the outcome of homes results.
OFFER:
As services were rendered at time of inspection and we followed all state/national guidelines our service fees are non-refundable. We did complete a detailed inspection on date in question regarding clients proposed property purchase and any potential concerns, etc. were noted in our final report. We can not state facts that did not exist at time of inspection nor be held liable (fees refunded) for conditions that did not exist at time of inspection. We're sorry that client was unhappy with our services however a refund would contradict with the ethical guidelines we must follow which were not warranted at the inspection.

Because m[redacted] argues the crawlspace was dry at the time of the inspection. Of course it has not stated rain season. A good working crawl space its not supposed to function as a reteinning pond, and that is what it is. Trenches retainning water for days and weeks. That is a an oportunity for housing mold, not only that but THERE WAS MOLD ThaT HE DID NOT REPORT. I beg to some one from tge Revdex.com to look into this situation.
this man fail to note everything because it was dry at the time of inspection. what about the vapor barrier that needs to be in all crawl spaces. I have shown picture how the vapor barrier was present, but remomed on tge sections where the trenches were. The vapor barrior is used to cover the ground and prevent moisture from raising. In this case the vapor barrier is completely irrelevant because its not doing tge job, I repeat, look at the pictures and see the standing water.
In addition, mitrakos fail to do an attic inpection. He picked his head trought the opening. please someone undertand that a house inpection also includes the attic. To walk or crawl if necesary to check the condition of the attic. He did not go on the roof, he also checked that from a ladder, saying the only time people should go on a roof its for repairs. no I am not happy with the results, I need a full refund.

Unfortunately we must abide by our original response and we can not satisfy every customer request.
