In response to the complaint 10855571, filed against Venterra Realty, West End Lodge Apartments, I have spoken with the community and we understand your frustration with the miscommunication and advised that we are more than happy to honor your 60-Day move out notice

Upon review of this complaint, we find that Mr*** did not personally speak to any team member onsite at our West End Lodge Community If Mr*** was in disagreement with any part of the lease contract or payment options including timing, he should have first contacted our onsite team
personally and, if not satisfied, he should have escalated his complaint to the supervisor and/or corporate office Mr*** is the guarantor on this lease contract and does not physically reside within our community so it remains unclear where Mr*** is receiving the information regarding the non-removal of a late fee as, again, this complaint is the first notification we have received regarding any perceived issue with payment of rent and/or fees Per the lease contract, rent is due on the 1st of the month, every month, with a grace period that extends to the close of business day on the 3rd of each month If rent payment is submitted within that time frame, there are no fees that will be charged We are requesting proof of the allegations submitted in Mr***'s original complaint regarding the non-posting of rent and other sums due under the contract by the 3rd of the month as well as proof of his payment with a date stamp clearly visible I have included a screenshot showing that the monthly rental amount due for July was, in fact, posted to the account on July 1st. Mr***’s payment was not submitted, according to our online payment program, until July 5, at 10:07am. Our online payment system will accept pre-payments (as evidenced by the current pre-paid amount showing the same screenshot) so a payment may be submitted at any time. Upon receipt of the requested documentation, we will review this complaint again. At this time, there will be no removal of fees as the documentation included in this response clearly shows we acted in accordance with our lease contract Please send direct replies to ***
