Review: on vaction had power shut off (ui) owner did not pay the bill. The power was off for a day & ahalf.want some money back plus my deposit $750.00 I call but outcome.Desired Settlement: want money.

Review: Failure to act as a management company. Will not return phone calls and will not issue remaining balance of security deposit.

I moved into a short term rental In October 2102 before storm Sandy hit. I didn't get a walk through with the agency because this was beach front property and most of the property was damaged that they manage. I made numerous calls asking for a walk through and explained how dirty the place was. There was dog hair everywhere, dirty floors, appliances not clean, etc. The home owner had the company board the house up and when they took it down, they left the boards in the driveway. I used 3 pieces to replace a hole in the fence and told the company. I also asked [redacted] where to put the excess pieces. She told me the homeowner said to leave them in the driveway. We had a blizzard and numerous storms destroying the plywood, but I left it where they told me. I took many pictures and also noted to the company that the neighbors came over and moved furniture and doors for storm protection. When I moved out, I personally cleaned the home. I was told I left it cleaner then I moved into by West Shore Realty. The company did a walk through when we were leaving and informed us that the place looked great. It took a month and I got a check in the mail minus $807.61. This amount was not discussed with me and I had many pictures that disputed these issues. I was told the house needed cleaning-not true. I was told wood was missing- I left it where they told me too. I was told a screen door was missing. I provided a picture of the house that was taken by the homeowner before we moved in and shows no screen door. I was also told I destroyed flowers. There was a blizzard, a superstorm and their friends moved items around. We were beach front and there was so much sand in the yard it needed to be removed from the water being on the lawn. I didn't destroy anything. West Shore Realty will not handle this situation. They will not call me back. I went to the office and was told no one was available, even though the owner walked by me and briefly spoke to me. Each person blames the other and tells me I need to speak with Mike. Who happens to never be in the office. They issued a check to the owner, knowing I had provided documentation that all this was false. I have seen many comments online about this company and how they are late, they don't follow through and do not call you back. [redacted] told me I don't even have a file. I should have known there would be issues, when I had to make my own keys and I had to call the day I was moving in to meet someone. I had to go to the office and then moved into a filthy home. This company has no respect for their clients. I paid rent on time, early infact and left the home spotless. I would never do business with a company like this ever AGAIN. They are awful and are holding part of my deposit. Very unethical!Desired Settlement: The remaining balance of my security deposit $807.61

The situation starts with the nature of our business, the issue being we are the middle person between the tenant and the landlord. We have discussed and responded to the tenant's complaints concerning the reduction of the security deposit, as well as discussing it with the landlord. We have spoken to the tenant several times and have emails going back and forth in regards to the situation, so communication has been open. We do have a file on hand, it may not have just been at Kathy's desk at the time they were requesting their file, but there absolutely is a file. I have personally spoken to the complainant and informed her that she should file a small claims case against the landlord, at which time I would be called in to testify to her security deposit reductions. At the time of move-in, we had cleaning people at the house for the tenant. The owner only approved a specific amount of cleaning, which was apparently not enough to bring the home to the level of her specifications. At move-in the client was given a key to the house which worked and yes, our procedure is for clients to come to the office to pick up a key. As far as being unethical, we are not holding their money and did not come up with the charges. The landlord is holding the money, not us. As far as missing items go, I have been told the landlord has neighbors as witnesses. Security deposits are to be returned within 30 days, which they did receive within 30 days as per state law. The owner of the property makes the decisions regarding the security deposit, not us. To clarify, we have had several discussions and emails with Mrs. [redacted] and would be happy to be called in and questioned for her small claims case.
