*** Kwas a tenant of ours from Oct thru the end of November She was a good tenant, paid her rent on time and informed us of any problems she encountered
November 2, she gave us a day notice, said she was leaving and
that we were the best landlords she ever hadShe had also recommended us to other people
It is our policy and it is written in the lease that we have thirty days after the tenant moves out to inspect the property and return her deposit She called our office wanting her deposit so she could buy Christmas presentsWe informed her that we had not yet thoroughly inspected the property but that we were aware that it needed cleaning
She stated in her letter to you that she had cleaned the house when she moved in with no compensationIt is our policy to charge a $100-$nonrefundable pet fee per pet She had at least dogsWe did not charge her any pet fees in exchange for her cleaning the house when she moved in Before she moved in we had the carpets professionally cleaned, put new laminate floor in the living room and hallway & new floor and paint in the bathroom
She also stated in her letter that she had cleaned the property upon leavingUpon further inspection of the property the house needed cleaning and the carpets shampooedWe are retaining $of her deposit to compensate for the above costsWe will be returning $to her
She did not leave a forwarding address to send her deposit Once we receive that her check will be put in the mail
