WCS was contracted to repair the foundation during the scope of the real estate transaction. We provided a proposal which included repair and restoration to the areas of isolated damage. WCS completed the work as outlined on the contract and the client was satisfied. Upon completing the repairs to...

the foundation we also applied several coats of acrylic-latex foundation coating covering all of the walls in this area. The application of the paint does not constitute a repair. Our areas covered by our warranty are areas actually repaired within the foundation walls.
After the work was completed and a period of time had passed other areas on the foundation beyond what we had fixed started to leak. WCS has responded several times back out there to discuss their repair options. The specific locations which we had previously repaired have held and are not leaking. We cannot be held liable for areas which we did not fix. These areas which are now leaking were not part of our original scope of work because we (WCS) had no knowledge or reasonable suspicion that they would leak or had leaked in the past.
WCS has recommended additional repairs to address the new areas which are leaking or damaged. This will incur additional costs since these areas have not been repaired yet. We quoted a cost of 2,000.00 this is a reduced rate.
 
My last email with [redacted] on July 22nd 2015:

After further inspection of the foundation wall it appears the staining and black spots are in an areas which has not been previously repaired by WCS. It has been painted but no concrete repair has been performed in this immediate area. We can certainly come back out and perform some repairs in this area. Additionally, sometimes excess moisture vapor can come into the basement through the floor. It would be a recommendation of ours to get a dehumidifier in there to reduce the humidity. We do not specialize in dehumidification and would recommend Kennedy Restoration out of Portland to recommend an appropriate machine for that. If we come back we can grind off the paint in this area, apply our penetrating sealer and do come cement repairs. When we are done we will repaint the repair. Similar to what was previously done in other areas. However, in an attempt to be cost effective for you we would recommend cleaning off the black spots from the wall and repainting the sections. Then, stick a good dehumidifier down there and observe it for a while and see what happens. Reducing the moisture in the air should take care of the issue. I would recommend consulting Kennedy Restoration for further advise for this as we do not specialize in organic growth removal. The approximate cost for us to come back out there and repair this area(s) would be around 2k. It would take 2-3 days of work. Hope this helps. Please feel free to call me directly. "
 
Additionally, as outlined in our proposal Earthquakes do void our warranties. Due to recent many earthquakes in the NW our foundation repair warranties are void.
