I am writing to follow up on your letter regarding the
above claimThank you for bringing this matter to our attention
Our records indicate that our insured reported the claim to us on August 18, The insured's roof was inspected on August 20, The inspection revealed minor wind damage to the home and garage roofingThe inspector found one shingle tab missing on the south slope of the insured home and one shingle tab missing from the east slope of the detached garage
A repair of the insured roof is not only reasonable, but most practical, when you consider there are only two shingles missing from a roof that has in excess of shingles on the roof
An estimate was completed to repair the wind damaged shinglesThe total amount of the repair estimate was $Our insured's policy has a $1,deductibleTherefore this loss falls below the insured deductible
It is our understanding the insured has moved his insurance policy to another insurance carrierA copy of the letter from his current carrier indicates they will no longer continue coverage under their policy unless he replaces his roof on the home and the garageThey cite replacement is necessary due to "deterioration, flaking and loss of granules condition." These items noted are not from wind damage or hail, but are the result of wear, tear due to the age of the roof, which is a maintenance issue and not covered under a contract for insurance

I like how they say it is a maintenance issueBy adding it was due to the age of the roofThe roof was only years old due to their inspectorHow do storm damaged shingles become a maintenance issue the the home owner can preventWhen talking to the representative, she admitted the inspector mentioned that there was dents in te roof vents from hailWhich added to the condition of the roofThe only thing they wanted to cover was the shingles that were completely ripped off by the wind
It comes down to the inspectors comments to me as wellThat the roof was only years old, and how he felt if the roof had been deteriated further, he would have recommended a complete replacementWhich according to another insurance company, it was in that bad of shapeAnd why would contractors recommend that I contact my insurance company, if they felt I had no case?
But I guess after reading other comments about them, this is common practice for them
