Tell u Received a phone call from answering service about 5:pm on Jan 10th,reporting about 6-acoustic tiles fell from bedroom ceiling. I made contact with owner, and drove out immediately.Got to the residence about 7:pm, inspected roof all appeared to be in orderRoof is
approximately 16sqs ply torch. Inspected bedroom ceiling, NO water penetration what so ever.Ceiling was perfectly dry. I cleaned up ceiling tiles that fell, and removed a few more that were loose.Vacuumed the room and stapled plastic to ceiling to cover exposed rafters. The owners agreed this was not from a leak in the roof.I concluded, these are old ceiling tiles interlocked together, once one starts to fallit pulls the one next to it down. They had one more concern with an area in the front office, which had some water stains on the tongue and grove ceilingStains were dry and appeared to be old. I agreed to schedule a water test, at their convenience. On Monday Jan 15th I performed a water test with ***, saturated both areas of concernNo signs of any water leakage, roof checked out OK. Owner was slightly belligerent, thinking there has to be something wrong with the roofWould not except it could be old stain(This is a rental house on their property, theydon't go in very often) Assured them of their workmanship warranty andtold them to monitor the area, and if they see anything else to calls why here

Our home inspection during escrow indicated roof vulnerabilities were located over the master bedroom (room with acoustic tile ceiling), which is what prompted us to look into roof maintenance. Since roof was older than yrs, Western suggested better to replace with new updated roof on whole unit Please view the link with images/ video of problems for all dates specified in original complaint***
Images/ video from Feb 1, plus new ones from a Feb follow up check show worsened stains since Western’s water test performed Jan 15. That is a clear indication that a leak is present & the roof is not as solid as Western claimed We’d like a resolution ASAP since we’re in rain season right now & don’t want this leak to worsen when heavier rains do occur.

A moisture reading was not done on the exposed rafters above them, Western determined the rafters were dry based on hand touch. Most of the tiles are still intact, so we’re not able to measure moisture readings on the rafters above.   Office Area Stains:  We informed Western roofing that the water stains in the office were not old & were not there when we purchased the property in Jan 2017.  Our home inspection during escrow indicated roof vulnerabilities were located over the master bedroom (room with acoustic tile ceiling), which is what prompted us to look into roof maintenance.  Since roof was older than 10 yrs, Western suggested better to replace with new updated roof on whole unit.   Please view the link with images/ video of problems for all dates specified in original complaint.
