April 19, 2017To whom it may concern:A portion of this customer's security deposit was properly withheld due to drywall damage, excessive scuff marks and damage to a custom wood door in the rented unit First, the drywall damage appears to have been caused by a monitor the customer mounted to the wall, excessive nail holes, gauges and scuffs throughout the unitThe extent of the damage necessitated the complete repainting of the unit The $charge included the areas of drywall repair and paint The second source of damage to the unit involved the door and door jamb inside the unit There was a gauge in the custom, solid wood door that necessitated the sanding and re-staining of the affected areas The total cost to Westminister Devcelpment I, LLC to repair the door was $49.00.We have picture documentation of all damage and are happy to produce it upon request.The total costs to us for these repairs in excess of ordinary wear and tear were $ While numerous other maintenance and "make ready" services were required, we classify all such other services to be due to ordinary wear and tear and have not charged the customer for such services Sincerely, Westminster Development I, LLC
