Tuesday, March 8, 2016, the resident submitted a work order requesting the replacement of broken vertical blind slatsQur maintenance team responded on Wednesday, March 9, 2016, and replaced three vertical blind slats in his apartmentDuring their time as residents of Westwood Tower, there have been five work orders regarding broken blind slat replacements received, prior to this sixth work order, in which the property charged the resident for the replacementThe replacement cost to Westwood Tower is $per slat, which is why the resident was charged $9.00.Please review the work order history of blind slat replacement from reports by the resident to Westwood Tower Apartments: -Work Order Submitted by Resident Work Order Completed by Westwood Tower04/17/15-Blinds Broken 04/20/15-Not broken, but turned blind slats all inthe Same direction06/16/15-Replace All Blinds 06/19/15-Determined no issue with the Blinds10/19/15-Blinds Broken 10/19/15-Replaced Blind Slat11/13/15-Blind SlatsMissing 12/14/15-Replaced Blind Track and InstalledVertical Blinds12/07/15-Replace Four Blind Slats 12/07/15-Replaced Four Blind Slats03/08/16-Replace Blind Slats 03/09/16-Replaced Three Blind SlatsAs you can see from the number of work order requests for broken blinds, this has been a recurring problemFurthermore, the resident is asking for "replacement" in the desired settlement, of which this has already been doneFrom the list above, the blind track was replaced on December 14, 2015, Please find the documents attached.The resident's roommate, who no longer resides in the apartment, was informed on December 7, that they will be charged for any additional blind Slat replacementsA rmaintenance service ticket wasalso left in the apartment after the work was completed, indicating that the resident will be charge for any future broken blinds.As a courtesy to the resident, we have removed the charge of $This was done on March 17, prior to receiving this complaint from the Revdex.comThe resident was sent a letter stating this as wellPlease find the notice attachedWe have informed the resident that per their lease, Section a“Any cost Incurred for repairs made necessary due to abuse or negligent acts of commission or omission of the Tenant, his family, guests, employees, or pets shall be paid for by the tenant"-The blind slats are not intended to take on severe swaying movementsThe long slats cannot withstand the wind blowing them around, when the sliding glass door is openThe blinds must be opened and pulsed away from the patio door, if the door is in the open positionIf a resident leaves the blinds closed in front of an open patio door, the wind from outside will cause the blinds to blow around and break away from the trackWestwood Tower has floor to ceiling patio sliding doors and windows, and therefore, the vertical blind slats range between to inches in length and are only three inches in widthSo if not taken care of properly, they will break or become damaged.Westwood Tower has been more than accommodating to the resident's maintenance requests and should not be misrepresented or implied to have poor business practices for charging a replacement fee for blind slats due to resident negligence, as called for in the resident’s leaseIf you should have any further questions or concerns, please contact Westwood Tower Apartments at ###-###-####.Ashley L***% ?
