Review: I rented a home through Baldwin Co. in May 2014. I moved out by putting my key with the key tag in the nightly drop box on May 31 late in the evening. I understand that Baldwin has 30 days to get back with me about the charges, if any, that will be taken out of the security deposit. It is now July 13 and I've not heard anything from them. I went to their office on Friday, July 10 to talk to someone, however, my property manager, Mark Thompson, is on vacation until July 20th according to his voicemail. I have not been able to speak to anyone else at this location, including the owner that can tell me what to expect from the security deposit and when. I understand they have 30 days to get my security deposit returned. As of now its been 43 days and no one will talk to me. This company has been in Winston Salem for many years and the owner is a member of the same church I attend. That is one reason I was very comfortable doing business with them. I would never recommend anyone do business with this particular property management office.Desired Settlement: I would like to be contacted by the company and a full explanation of the security deposit reimbursement and how the fans will be handled. I would like to talk to a human who knows something about my situation instead of continuing to be put off. After the trouble throughout the entire contract period of 12 months, I think I deserve my whole security deposit and fan money returned today, 13 days late as of 7-13-15.Mark T[redacted]Lou B[redacted]Dorothy N[redacted]These are the three involved

Response:

We regret that Ms. [redacted] has not been pleased with our company. We feel we have gone the extra mile to help Ms. [redacted] rent this property and to keep the property during periods when she struggled to pay the rent.

There were delays in processing Ms. [redacted]’s Security Deposit. This sometime occurs when the landlord is waiting to receive bills for the actual work required for tenant damages over and above “normal wear and tear”.

We have now prepared an Application of Deposit for Ms. [redacted] showing $187.00 in deductions from her Security Deposit to cover an area of carpet that was damaged, replacement of 3 damaged mini-blinds, replacement of a deadbolt that the tenant had placed on a bedroom door and excess cleaning that went beyond normal wear and tear.

The carpet appeared to have been damaged by an animal although pets were not allowed in the Residential Rental Agreement. Putting deadbolt locks on interior doors creates a significant danger and is against city code.

We have cut checks totaling $908.00 to Ms. [redacted] and she has picked these up at our office. This represents the $1,095.00 Security Deposit minus $187.00 in deductions for the tenant damages outlined above.

We hope this resolves Ms. [redacted]’s concern and we sincerely wish her the best going forward.
