We had an exceptional experience with White GloveWe loved the system they use for agentless showings, the online process for application, the whole thing really suited us, but even moreso the beautiful home we've leased through themBut, the reason for this review is that every member of their team has gone above and beyond to ensure a positive experience for usEven the vendor they sent out was excellent, friendly and professionalWe give them two thumbs up!

This review is a warning to all homeowners considering White Glove as a management service for their homePut simply, don't, or you'll regret itI was not an owner at the time, however I was a tenant living in a White Glove managed homeThings weren't bad at first, the staff is very bad at communicating and were slow to take action on any issues but not the end of the worldThe actual service staff they sent out to our home were all really, really greatWe had a year contract, however we had to terminate early because we bought a homeWe weren't planning on it, but when you find that perfect house you have to move quickly and aggressively in this marketWe looked over our lease agreement and noticed there was no early termination clause of any typeSo we called Blake, the owner, who said "OK, let us know when you're further along in the house buying processWe've dealt with this before and we always work something out." We went from checking out a house to being in escrow in a few daysAt this point I told him we're in escrowSo we started the process of informing the landlord, showing the house to new possible new tenants, etcand we happily paid every fee that his process involvedWe were grateful that they didn't make us pay the remainder of the lease, but were frustrated at how very little was being communicated to usWe were kept in the dark about everything except "Can you please not be home on X day between Y o'clock and Z o'clock?"
My wife sent Blake an e-mail saying "What is the current status? We kind of need to know where we're at with the status of the processWe're finding this frustrating." So Blake who, again, is the owner, replied with "First of all, you need to change your tone right now..." and went downhill from thereI got involved, and while we kept it civil, Blake devolved the entire exchange from telling me how irrelevant the tenant is, to childish name-calling from his end which peaked with him outright mocking the income discrepancy between my wife and I (the basis for which relied on the fact that I changed careers not months prior then moved miles and started my own business less than a year prior, but I digress)THIS is the type of person that will be managing your home, THIS is the type of person that your tenants will be dealing withWhile both the landlord and White Glove were lucky that my wife and I are normal, well-adjusted people, all it takes is one tenant, the wrong tenant, to be disrespected/mocked/insulted and YOUR HOME will suffer the consequencesIt's not worth the risk, you're better off dealing with a professional

Knowing I’d be relocating out-of-state for work, I reached out to five property management teams and WGPM was the first and only company to replyWith an impending move, I found myself in new territoryI had purchased my residence only a year prior, I was still new to homeownership, and I knew I wanted to maintain my property in CA — yet I was nervous about being an absent/distant ownerBlake was very thorough in addressing my questions prior to becoming a client of theirsI felt my home would be in tremendously capable hands, and I was rightFrom the initial property marketing and tenant recruitment to payment management, being a point of contact for my HOA, and straight through to the move-out inspection and closing of my account, I felt fortunate to have chosen WGPMBlake, Megan, Kim and the entire team were highly responsive, patient with all of my questions (and there were many), always professional, and I would recommend them without hesitationI don’t know what I would have done without White Glove Property Management’s serviceSincere thanks!

Wonderful small businessThese guys took care of me and my investment propertyThey really understand the rental market in this areaI used to do my own property management for my investment home and I was reluctant to give control over to a property management companyI didn't want others making decisions and I didn't want to pay someone else to do what I can doBoy was I wrongThe additional rent they were able to get plus the extra time and headaches that I save pretty much means I break evenAnd soon I may be able to buy a second propertyWhen I do, White Glove will be managing that one tooBlake and Megan are very good and professional with their communication and always respond quicklyDon't think twice if you're thinking about getting a property managerYou'll be so glad you went with these guys

My parents had a very special case with a tenantThe tenant was unrelentingly unreasonable to the point of harassment! The stress of the tenant lead them to seek out a property management companyMy mom described the situation upon meeting up with BlakeHe was very confident and said it is not a problemShe even made sure he understood how unreasonable the tenant was and Blake reassured her that he can handle itBlake is always very responsive to our concerns and questionsHe doesn't bow to the tenant's unreasonable demands, but also knows when is his responsibility to step up and take care of the situationHis responses are also always very professional
He managed this property for about a year, and has told us that he's never seen someone as unreasonable as our tenantIn the very end, the tenant actually sued us in courtBlake has been supportive along the way with evictions process and etcHe even took time to come to the court hearing
When the tenant was finally evicted, we also used his reference to sell the condo
He currently manages our other condo and it has been very smooth and worry free

I rented my home from WGPM years agoThe home was spotless and move in readyAlthough minimal, my service requests were answered promptly and the service personnel were professional and efficientAs I move on, I’d like to thank Blake, Megan, Kelli and staff for the positive experience I had while living there
