I have attached some documents for the home at [redacted]? First they did see the home, ? it was not sight unseen before there move in date? Spencer was at the house on 2/1/18, ? he states house looks good, and then the lease was signed on 2/2/? There is a copy
of the signed lease and also the text message from Spencer? With allowing them to leave early I have the texts from Spencer on that issue and he asked about subletting and I said no we would not, but could find new tenant to start a new lease if they needed to end the lease early? ? When they gave notice the owner came back and did a walk through and as that time she decided to sell the home because of all of the drama with the tenants.? We charged them for the month of November based on there notice they gave and then the owner put the home up for sale and did sell it? ? I have attached the invoices for all of the work that was done before they moved in? We had the home cleaned by Molly Maids, Carpets cleaned, ? ? also painted the majority of the rooms to a paint color Juliet requested, and removed some items the previous tenants left behind? ? We had a tenant that was in there for years prior to the Rogers and we never had any issues.? But they were calling from day one complaining about numerous items? ? I will address the issues she listed the flooding was a very heavy rainfall and the window wells filled up with water and it ended up in the basement? I have attached the texts that Juliet sent me and we addressed that immediately with someone coming out to extract the water and then also to have the gutters cleaned again, and window wells cleaned out? The sunroom issue was a flashing issue and we had Gurgul Brothers come out and do a repair on that? That text is also attached.? The bees we had set up for an exterminator to come out, but she put the guy on hold and said the bees had went away? That was also attached the text? With the mice that got in the home, ? this property is in a country setting and with the garage door wide open its a perfect place for a mouse to find a new home, ? ? we wanted to bait for that and she would not allow with the children? ? The statement about broken appliances and mold I do not have any maintenance requests or communication with them on that? ? ? Jane had set up an inspection with the owner to come through the home? She mixed up her days, and thought she had told Juliet the correct day for the walk through? ? The owner came to town from Minnesota just for that, so they had gone in and then after the fact when Jane was speaking to Juliet she realized she had the wrong date? ? This got blown way out of proportion for a simple scheduling mistake? ? Jane was at fault and we tried to explain to her, but she would not listen and kept getting very confrontational? With the deposit I have attached the security deposit statement? ? This house was in not in better shape than when they moved in.? I do have pictures I can send to you, ? we did have everything cleaned again and the home brought back to the condition when they moved in? ? ? Her accusations about TMG and that we were dishonest, abusive and stole from them is a harsh comment? We are a small business and something like that can really damage our reputation? ? From the very beginning they were very difficult/demanding tenants and I feel we responded to there maintenance requests in a timely manner? Let me know if you have any other questions? ?
