Because my contract with the Homeowner was assignable, I decided to assign my interest to another Investor who was interested in completing the repairs with no problems. I did have three others interested in the property and one interested party more so than the others. This Retail Buyer had his Broker call me stating that his Client was very interested and that he was going to lend him the funds to purchase the property. The Retail Buyer came out four times with his own Contractor, wife, and child expressing their interest in the home. We spoke about me assigning my interest to him for an assignment fee of $14k, when the interested Investor offered a $20k assignment fee., Two weeks before the Homeowner and I were set to close, the Homeowner and the Retail Buyer both stopped answering and blocked my calls. I knew then that there was a Breach of Contract and that the Retail Buyer had Circumvented me with the Homeowner and had gone around me. I currently have our emails stating our agreement between Consumer and Myself to assign my interest over to him,.
