October 5, 2017To Whom It May Concern:We are in receipt of your letter regarding a complaint from our tenant, [redacted] , about reimbursement of costs for bedbug treatments and stolen bicycle parts at [redacted] .In May 2017, [redacted] called our office and stated that he was seeing bugs in the apartment and also had bug bites on himAs we do with any tenant that would call with such a complaint, we advised him to have an exterminator come out to identify the bugs and determine the cause of the bug bitesThe tenant can use the pest control company that we recommend or they can hire a licensed company of their choiceThe lease agreement that we signed with [redacted] and his roommate states that the tenant is responsible for treatment of bedbugs in the apartmentWe followed up with [redacted] by email on May 11, asking if he had in fact had an exterminator come to his apartmentHe informed us that he had a company out to spray the apartment and that they will be coming again the next week for a follappointment to determine what the bugs were and then will be out for a third visit the following weekWe told [redacted] that once the treatments are complete, that he must provide us with a receipt from the pest control company Stating that the apartment is free and clear of bedbugsOn June 10, 2017, [redacted] contacted us again that he was having an exterminator out for a fifth visit and asked if we were aware of any other issues with bedbugs in the buildingAt that time, we were not aware of any other tenants in the building that had bedbugs and we are currently are not aware of any problems with bedbugs in other unitsOn June 28, 2017, we agreed to meet [redacted] 's exterminator at the building to inspect all the apartments in the building for signs of bedbugsDuring this inspection, no other bedbugs were found in the buildingOn July 25, 2017, [redacted] had submitted an online maintenance request with our maintenance department for this ongoing bug issueWe advised him that he must call the pest control company that we use and trust and have them come out for an inspectionOn Tuesday, August 1, 2017, [redacted] , a representative from our maintenance department and our pest control company met at [redacted] 's apartmentOur pest control company determined that there were no bedbugs in the apartment, but that [redacted] had a skin parasite living on him that was causing the bitesIt was recommended that [redacted] contact a doctor/dermatologist for treatmentIt was the company that we brought in that found the cause of the bitesWe cannot say why the other pest control companies, which initially came to the apartment, continued to charge [redacted] for bedbugs and treat the apartment when there were noneWe believe that we cooperated fully to help remedy this situation.Regarding the stolen bicycle parts, we advised all of our tenants in the building that they cannot store any belongings, including bicycles, in the hallways because it is a fire hazard Approximately two years ago, we remodeled the buildingAfter the work was completed, we contacted the tenants in the building and asked them not to carry their bicycles up and down the stairs because of the damage that it was causing to the hallway, but to please lock them up outside the buildingThere is a fence outside of the property where they can lock up their bicyclesPer our lease agreement, we require all tenants to carry All Risk Insurance for contents of their apartmentThis insurance will cover fire, theft, flood, etcLandlord is notresponsible for said contents [redacted] can contact his insurance company regarding the Stolen bicycle parts.Sincerely,Marc G

The gentleman in question lived at our Presidential Square community for the past years, the past years in Apt***Prior to his move in, the apartment was cleaned by a cleaning contractor and the carpets were shampooed by our restoration contractor.We require our residents to return the apartment in the same cleaned condition or they will be charged as outlined in their lease they signedWe also send them a reminder list of the potential charges days prior to move out.(see attached letter entitled move out procedure)Neither, the apartment or the carpeting was returned in the same condition and we hired a carpet restoration company ($bill enclosed) and a cleaning contractor ($bill enclosed) to restore the apartment to the same cleaned condition.During this gentleman's stay with us, we moved him to a smaller less expensive apartment and waived late fees, but we don't waive out of pocket actual damages or cleaning cost.Should you have any questions, please feel free to contact me.Best Regards, Mike M [redacted] Property Manager William Penn Realty Group Mobile: ( [redacted] Office: ###-###-####
