We had our home built in 4/ We are very disappointedDuring our walk through they stated that certain things can be fixed during our day warranty not to worry about them now Well here we are on the month warranty and things are not being fixed as they guaranteed Our walls are crooked, the corners are not flush, you can see the walls bow in or out at the bases and on some of the door framesThe door frame for the pantry looks crooked because the walls are offIt gives the appearance that the dry wall and corners were forced in placeThey told us "it meets the tolerance" I cant believe that is true, I can see being off a bit but not to the point were it looks as if the door frame is crooked!
The light in the foyer is not centered at all, it is up against the banisterYet they insist it is centered The banisters are scoffed,seams are obvious, wood is rough, and wood is crackedThe floor in one of the rooms squeaks, the specifically told us to look out for that and to add it to our warranty list Now they are telling us this is not under warranty The shingles on the roof are not aligned, some areas hang over the house and other areas are flush There are several dents on door, frames, and window sills that were done by the workers They will not fix those even though they have clearly stated "yes it was the workers who did it" I have sent a very detailed letter to William Ryan Homes in February and they have yet to respondWe are NOT expecting a house that is 100% perfect However, we paid a lot of money to have a home as close to perfect as can beThese things are beyond obvious to the naked eye In their model home, you DO NOT see any of these imperfectionsIf we had, we would not have purchased the home I know for a fact we are not the only ones in the new neighborhood who are having issues with this contractor Their foreman came to our house to discuss warranty issues and after minutes of going over things WE realized he was at the wrong house and he still had no clueInteresting enough, they had very similar issues as we didI am hoping that we will not have to take things further and get a lawyer involved

We purchased our home on 09/30/and while I can list a few compliants on here I just want to talk about the one William Ryan chooses to ignore and pass the buck onto me My sod was laid about a week before closingI closely monitored the process and distinctly remember it sitting on pallets for a week before it was actually laid WR watered it for one week and I watered it for an additional three weeks It never took in some spots, specifically on the west side of the houseIn addition to it not taking their was a rust looking dust blanketing itWhenever walked on this dust would transfer over to my shoesI was assured by Pat M*** it was nothing to worry about and come the spring my lawn would thriveThere were significant seams in the lawn from the time we moved inI pointed this out to Pat multiple times and he informed me they don't care for landscaping until the month review After that I rest assured William Ryan would take care of it, afterall they have taken

At our walk thru on December 11,at *** Place in Romeoville IL, we noticed several issues with our new hardwood flooringThere was a foot quarter inch gap in our main living areaAlso a foot section in our entrance at been done with a different lot because the installers had not ordered enough materialThere were many scatches and the project manager got his stain marker and started to cover themAt that time the project manager stated that he would address these issue quickly
Since we moved in, we have found more issues with the flooring A William Ryan contractor stated that we have a structural issue that caused the foot gapHe also said that boards needed to be replace in addition to the area surrounding the gapThe contractor also said that boards were loose and the fix is to drill a hole and apply glue to each one,
After six inspections and three emails to a regional VP, still no resolutionRyan Homes needs to replace our defective Floor ASA

They hire incompetent contractors to complete jobsDo not sign your purchase agreement until everything is resolved, hire your own inspectorDo not trust any of the lies and *** they spewWe’ve had numerous install issues, from aesthetic to actual damages that lead a long road of expensive repairsOur tile was installed and uneven, grout crumbled from day oneMany excuses and bandaids on to “fix issues”
Sliding door leaked numerous times, ruined hardwood floorsThey “fixed sliding doors” so they sayWe Instaled new
Flooring to our liking! (not the builder *** we “upgraded” to)
Guess what, sliding door had water gushing in, Second set of hardwood ruined after we were told the door was fixedNeedless to say WE bought a new sliding doorAnd WE are paying for new hardwood REPAIRS again after they refuse to answer or calls or address our emails Do not build with William Ryan unless you want a piece ** *** that you have to keep funding due to no fault of your ownWilliam Ryan should be ashamed of what they do and can get away with

William Ryan Homes - Don't let William Ryan build your dream home, it will be a nightmareand quality is really bad
Buying your dean home with William Ryan homes is really night mire, We had had built our home in Sun prairie, Wi and moved in November the quality of the homes is really poor and response from team is poor, they are completely different before and after signing the contract,
My wife and I spent a great deal of money on building our new home and thought it would be a great experience, well William Ryan made sure it wasn't and when we moved in we felt they will fix the problems all they give is fake promises and will not show up when there is issues with home, we should be really tried to get in contact with any person from the company,
They don't take responsibility for giving the customer who is spending a lot of money a great experience and their warranty contract is really only there to protect themselvesPLEASE TAKE MY ADVICEIf you're looking to build a new home don't go with this builder, my wife and I searched blogs and reviews and ignored some of the negative things being said because the sales person was really good but once you sign off they will kick you to the curb
Take my warning seriously and go somewhere elseAnother unsatisfied customer

I would like to respond tho the *** issues individually;1) The sump pump was functioning properly on May when Mr*** inspected it There may have been a *** issue related to it not working on May 1st due to storms in the area However, if the pump had failed on May 1st it
would not have been functioning on May 2nd or thereafter.2) Like all new homes, the *** home is filled with new building materials that must go through a curing or drying process This includes concrete Depending on environmental conditions, concrete will both absorb and wick moisture It is important to maintain a humidity level in your home to minimize this condition To help reduce the humidity in the *** basement we encouraged them to run their A/C and provided them with a dehumidifier The dehumidifier must be set to 50% of lower to remove the humidity from the air Once the home is stabilized and proper ventilation is maintained the dehumidifier use can be discontinued Too much humidity can cause cold pipes to sweat, as the *** witnessed At one of Mr***'s visits to the home he found that the dehumidifier was not being used even though the humidity level read 90%.3) We always install landscaping as one of the final items of construction We advise all our homeowners that it is their responsibility to water the landscaping as needed to make sure it does not die For the ***, we even loaned them a sprinkler but they did not water their lawn enough Proper watering is a homeowner maintenance responsibility.We provide all our homeowners with a written warranty that provides 1, and years of protection for different components of the home We stand behind that warranty and remain committed to fulfilling any obligations to the ***.*** ***Chicago Division President

My wife and I purchased a newly built home on April
On May 2016, the sump pump did not work and the basement flooded
We called the builder William Ryan to let them know that the basement flooded
That same day Ryan *** who is the builder came by to look at the flooding but did not offer assistanceI told them that the cold water pipes are dripping water from condensationRyan said that its not code for them to install insulation around the cold water pipes
I ended up going out to buy a floor squeegee and floor cleanerThe Plumber did not come for another days to check on the sump pump
Wednesday May Sod was installedWhen I got off work I found out that the ground was not graded properly, there are large gaps between the grass and there was garbage tucked underneath sodWe are also stuck to pay the high water bill costs because the builder did not place sod on our property before the closing of our home

The same issue occurred with two homes that have the same floor model

I am rejecting this response because: I have consistently and continually put time along with work in with my lawn. Their lack of accountability is flat out wrong and bad for business. I have emailed Mr. [redacted] and requested they come out and assess it with me but they don't want any part of that. I believe their Revdex.com score should be impacted by this and hopefully my story will help inform future homeowners, so they can make a sound informed decision when it comes to choosing their builder.  I will maintain for as long as I own this property that William Ryan never bothered or wanted to make this right. They don't care about their customers and all they care about is the bottom line.

The melted siding was caused by windows of a neighboring home built...

by another builder, which were acting like a magnifying glass.
Although we were unable to get the other builder to respond to requests to repair the siding, The Mayor of [redacted] and I agreed to split the cost of repair to the [redacted]'s home, as they are a valued customer/resident of ours.
This case can be dismissed.

I want to share a negative experience with William Ryan homes. Please be aware that they try and sell homes for more than they appraise for!!! This after you sign a contract and spend your hard earned money on the appraisal with their PREFERRED lender!!!! They even obtained another appraisal that came back exactly the same and tried to bully me into paying $20k more than the appraisal. I am not the only customer this happened to. They say it is because they have a division president who somehow feels this is an acceptable practice. Do not do business with this company!!!!

We appreciate that Mr. [redacted] has concerns about his landscaping, however, our written warranty clearly notes that viability of materials is not covered, "Builder is not responsible for the life or condition of any of the above (landscaping) under any circumstances."  This is because...

landscaping requires a lot of attention and the proper watering at the appropriate times and volumes.  For new landscaping, this can almost be a full time job. Regarding [redacted] characterization of the grading, they are inaccurate.  The grading is installed per Village approved plans with multiple field inspections to confirm conformance with those plans.  Also, all yards receive a minimum 2" of black dirt under the sod for proper root viability.  Periodically, a rock or stone will be under the sod and this is entirely natural.
