This builder did a terrible job on our house
We have lived in our house for 6 years. From the day we moved in we have had numerous issues. Doors that do not close, squeaky floors, windows that leaked, a exterior doors with air gaps, improper rough grading around the house, the furnace broke in the first year, they did not charge the air conditioner, the gas fireplace leaked, drywall cracks were severe, corners are all crooked, the house was filthy on move in, and generally poor fit and finish. After 6 years we are still finding issues. The most recent was mold and rot due to water infiltration around an exterior door that was improperly installed. This was a huge problem as we were not aware of the leak until a ball of black mold grew out of the baseboard in our mudroom. When we explored further we found that the door had been improperly flashed. Water had infiltrated under the door and rotted the subfloor, the rim joist, and also wall and floor on either side of the door. This was lot of work to repair. William Ryan refused to do anything. I filled a BBB complaint and they responded in bad faith - Falsely claiming in their reply that they had sent someone out to our house to review the issue (they had not) and also making other false assertions intended to obscure the fact that they were negligent in waterproofing the rough opening for the door. Poor workmanship is bad enough, dishonesty, and rude and abrasive warranty staff are the icing on the cake. I do not recommend this builder!

I am responding to your message dated 10/14/regarding Complaint ID [redacted] by [redacted] .The builder failed to complete work that should have been finished per our contractOur home was completed in December, These are the items that still remain to be completed: (Please find the responses below.)1) Tray ceiling in our dining room - this has been paid for and is in our contract, but has not been installed(A credit of the purchase price was offered 9/22/customer’s response on 10/12/declined credit requesting installation; we are currently looking into this.)2) Switched outlets in all rooms except bathrooms and kitchen - we currently have switched outlet, our contract specifies that all outlets are to be switched (Our master plans were signed off on by the customers which show only switched outlet per room and their contract also included a Switched Reinforced Ceiling Outlet in all bedrooms, the loft, the study, and family room.)3) Rough grading - our grading was not as high as it was explained it would be(Our contract states that the Grade is rough shaped to the master grading plan; verbal statements do not supersede our written contract documents as they stateBy the time we were notified of any concern, the customer had hired a finish grading contractor and the finish yard was installed.)4) The contracted plumber didn't attach second floor vent stack at the elbow jointThis resulted in the vent pipe pulling the rubber gasket at the roof penetration into an inverted orientation, causing rain water to run down the vent stack and damage insulation and drywallThe plumber has cemented the joint, but the damaged drywall and insulation remain(Upon our inspection of this item, we did not note any drywall damage; we will address this concern.)5) The kitchen faucet was found to be leakingA plumber was contacted by the builderThe plumber ordered a new faucet, and stated the leak was insignificantThis proved to be false, and the water to the faucet had to be shut off due to the leakingAs a result, the water leak has moved passed the base cabinet, and has migrated to the floor in front of the cabinet causing the flooring to buckle(The plumbing contractor stopped out the next day and ordered a replacement faucet; I understand that after further investigation, while waiting for the faucet, the customer found a loose fitting and tightened it correcting any issueWe were notified of the damage of the flooring 10/12/and are working on the solution to this.)6) A cabinet at the planning desk is pulling away from wall, and needs to be fastened securely(We have noted this item and will address it their next scheduled service appointment.)7) As part of the lot improvement package, a post light was to be installedThe builder claims it is on back order, but it has been months since the date of close(We have been in contact with the supplier and they have located the post light; unfortunately it had been mislabeledWe are scheduling installation.)8) The door lock on the powder room door doesn't lock consistently(We were notified of this item on 10/12/and will address at their next scheduled service appointment.)
