Good morning,? I have read the complaint from [redacted] who resides at [redacted] Drive Apartment **.? When speaking with her on October 23rd, in regards to non-payment of Octobers rent, which still remains delinquent she had never mentioned any concerns within the apartment or we would have addressed the issues [redacted] called in on July 1st that she had no hot water, maintenance went there the same day and determined that the hot water tank needed to be replaced and we ordered the hot water tank which takes 1-days to receiveMaintenance installed a new hot water tank on July 3rd, also replacing gas line and shut off valvesColumbia gas came and shut off the meters to the entire building for repairs because they where having issues, it wasn't just her unit and nor was it our fault [redacted] also put in on July 1st, that her AC wasn't cooling properly, with us having to do the work order in the order in which they are received this matter did take a little longer for repairsMaintenance completed the work on July 27th and her AC was up and runningHer issues with the ceiling still needs to be taken care of and we are trying our best to get that completedAs of right now the ceiling is the only work order we have open, everything else has been completed and we have no records of her reporting any other issues stated in that statementAs far as rent and when its due, residents have until the 5th to pay their rentAnything after is considered late, on the sixth day anyone who hasn't paid receives an eviction notice and after the three day eviction notice is up we start the eviction process! We haven't changed anything.? ? Thank you?

The residents air conditioning work order has been completed by our maintenance technician

The work was not completed as I stated and as you can see the images that were sentThere is water damage to the items that were in the basement as wellI provided a certified mail dated 9/18/stating that I will be leaving the premises by 9/30/but unfortunately due to hardship of moving expenses and to prevent being homeless, I had to stay a day extra until my new place was readyI received a letter from Williamsburg stating that because I did not provide a 30-day notice that I will be responsible for rent through 10/18/As I stated to them that because they have neglected to fix the necessary repairs which affected my child's health I had to move and when I was able to find I decent home I pursued itDuring my stay for the past year I have been submitting work orders through the website as well as paying my rent and somehow for the past month the website is no longer available without notice or it has changed without noticeI was harassed by management with a notice open wide on my back dated around 9/6/demanding me to leave the premises immediately due to unpaid rent as my rent was paid in full at that timeThe whole issue is that I am not billed up until 10/18/because I had to leave under bad circumstances and hardship due to their neglect of repairsTo them, the roof of a building is more important than the health and well being of a human as they were not concerned about the condition of basement and other repairsIf the repairs were complete as they stated, why did I receive call from the management stating that the [redacted] will be at the unit on 10/5/17? This is not correctI was not able to turn the key on Sunday because the office is closed

The repairs were completed weeks after the deadline but CMHA told her she still had to move.? She was informed by CMHA that she is required to give us a day notice which we did not receive until 9-18-17.? Per her Lease she is required to provide a day notice.? She informed us she will turn in her keys on the 30th.? We sent her a letter informing her that she will be charged rent thru October 17, 2017, her deposit will be deducted and as well as any damages (if applicable).? We did not make her move, CMHA made her move because we could not get the roof repairs done in time which was why the basement was leaking. I am unsure of what she is talking about regarding her son being sick. The wall as well as all other issues documented by CMHA was repaired in August except for the roof replacement, which was a large ticket item that was not done until the middle of September. We did not receive keys to the unit until 10/3/(Tuesday), we were open on Monday. She was only charged until the 3rd when we received keys, ($35.23). We did not charge her for a full day notice due to her having to leave because we couldn't not get the last repair done in time. Resident was charged $for cleaning, $to remove all the bulk left behind, $to replace burnt drip pans, $for broken window well cover that was just replaced in August, and $for holes/nails in the walls, and $for the September water bill. After the deposit was deducted she owes us $which she can pay a little bit at a time until paid in full. You are still required to clean & remove all items regardless of the reason you are leaving per the Lease. * pictures were taken of all the damage, left behinds & cleaning that needed to be done. She is more than welcome to come in to look at them anytime.

I did not receive your first email at all or I would have responded right away. Unfortunately we are struggling financially and did not have the money to purchase the equipment. We have now ordered the equipment however, we are at the mercy of our contractors to fit us in their
schedule to get them installed. We are doing them in the order that they came in. I am in no way trying to ignore her but I not know when it will be installed and had my staff inform her of this. We take this very seriously. I have contracted companies now as we have quite a few we are trying to replace. I am doing everything I can to take care of her issue & will continue to try to get this done for her as quickly as possible.As soon as I know when they are coming I will let her know. It should be soon. Thank you

I am being charged unnecessary fees and now I am receiving notices from a collection agency

The residents air conditioning work order has been completed by our maintenance technician.

The "notice to leave the premises" was not sent to you in error as there was and outstanding balance due on your account.  A balance that stemmed from an unpaid pet fee at move-in, which we agreed to waive as a courtesy because you stated that the leasing agent that you worked with did not make...

you aware of this fee. The items listed on your move in inventory form received in September were reviewed and work orders were placed, with the exception of minor cosmetic damages. For these work orders you did give us permission to enter, however there were numerous occasions when maintenance tried to gain access to your apartment but unfortunately your pet was not secured therefore we could not enter.  We made attempts to schedule dates for the work orders to be completed only to have the maintenance technician arrive and not be able to access your apartment. Your air conditioning work order was received on 05/08/15 with the entry notes to call first.  Upon your air conditioning work order not be completed we received a message on 05/19/15 from you wanting to know when your air conditioning would be fixed, that your patio door handle was broken, and that the was a hole in the wall in the bedroom.  The assistant manager returned the call and asked if we could gain access and you stated yes we could enter anytime between 05/20/15-05/22/15 as the pet is not there.  On 05/20/15 the maintenance technician gained access to your apartment completed all of the outstanding work orders along with you air conditioning, and left a note that he would have to return today to sand and paint the drywall repair.  Upon arrival today 05/21/15 to complete the drywall repair he contacted the office because you had placed a notice on your door stating do not enter dog is inside the apartment.
