Complaint: [redacted] I am rejecting this response because: Many years ago before [redacted] became recent management, a maintenance man on staff at the had been out to work on water issue at my residence and did not shut off water off so when it suddenly sprayed out at him he reacted by dropping and tossing his tools as he was startled and ran to shut off the waterThe tools had created the tiny cracks in the tub that at first were not an issueAs time went on I noticed these cracks changing and notified previous management of this damage and they sent yet another maintenance man on staff then at that time out and he caulked over the cracks and said that was all he could do thenAt that time he also looked at drain and noticed that it was corrodedHis remark to me that day that when the drain comes up for needing repair that it would certainly be a hassle to do.As caulking was not the best solution to the tub cracks it washed away over time and re-exposed the cracks in the old tubUltimately over the months of my pregnancy in as I put on weight it should not be surprising at all that the cracks grew and eventually gave way when I stepped back in an already weakened tub that had no support under the weakest area.As to the tub that was installed, it was done with poor workmanship and parts still seem to missing and the caulking also appears to be unfinished as of 12/15/2015, when invoice was presentedSo in summary I would like to say that I tried to discuss this matter with [redacted] ***, our current property manager, however she was unwilling to discuss it in detail and simply did not agree that the cost should not be passed on to meI would like to reiterate now that the damage to the old tub did happen over time and had been brought to the management's attention several years ago and that maintenance did come out then but not with a long term solution/ repairThe tub needing to be replaced eventually should not have been a suprise to management and to pass the cost on to me now is absolutely unreasonable and uncalled for Regards, [redacted]

***Response:Replacement of tub due to crack/hole in tub floorTub had several holes/cracks and a broken drain upon replacement that resident states were there when she moved inMove in and property build were in Resident reported initial hole in 2009, repaired with epoxy as it was well
above the water holding capacity of the tubIf tub had these cracks for ten+ years subfloor would not be 100% dry as it was upon removalIt is highly unlikely that the apartment would have passed the punch list and initial CO required at buildThere are no other work orders or complaints regarding these cracks except for the one in and the one on 11/23/requiring a total replacement, completed 12/3/Thank you

I am rejecting this response because:
Many years ago before [redacted] became recent management, a maintenance man on staff at the had been out to work on water issue at my residence and did not shut off water off so when it suddenly sprayed out at him he reacted by dropping and tossing his tools as he was startled and ran to shut off the water. The tools had created the tiny cracks in the tub that at first were not an issue. As time went on I noticed these cracks changing and notified previous management of this damage and they sent yet another maintenance man on staff then at that time out and he caulked over the cracks and said that was all he could do then. At that time he also looked at drain and noticed that it was corroded. His remark to me that day that when the drain comes up for needing repair that it would certainly be a hassle to do.As caulking was not the best solution to the tub cracks it washed away over time and re-exposed the cracks in the old tub. Ultimately over the months of my pregnancy in 2015 as I put on weight it should not be surprising at all that the cracks grew and eventually gave way when I stepped back in an already weakened tub that had no support under the weakest area.As to the tub that was installed, it was done with poor workmanship and parts still seem to missing and the caulking also appears to be unfinished as of 12/15/2015, when invoice was presented. So in summary I would like to say that I tried to discuss this matter with [redacted], our current property manager, however she was unwilling to discuss it in detail and simply did not agree that the cost should not be passed on to me. I would like to reiterate now that the damage to the old tub did happen over time and had been brought to the management's attention several years ago and that maintenance did come out then but not with a long term solution/ repair. The tub needing to be replaced eventually should not have been a suprise to management and to pass the cost on to me now is absolutely unreasonable and uncalled for.
