Here is our response to the complaint filed by Mr***, our former tenantComplaint about the postal keyWhen Mr*** moved in he was given the postal key that was returned to us by the prior tenantUnfortunately, if it is no longer a working key the Post Office will not rekey the box
for us, they will only do it for the person living there, in this case Mr*** This is a United States Postal Service policy and out of our controlThat is why we informed Mr*** that he would need to take a copy of his rental agreement to the post office to get the box rekeyedHe was also informed that he would need to pay their fee but that he needed to bring the receipt to us as we would reimburse him for that as a rent credit which is what we didAgain, this is something that we have no control over as Mr*** was informed ofComplaint about Wilson showing the propertyRCW Sections (1), (6) & (8) allows landlords to have access to the property in order to show the unit to get it re-rentedThe RCW also specifies that that the landlord shall not abuse the right of access and give proper notice, which we didWe attempted to coordinate with Mr*** on this saying that we wanted to get it rented as fast as possible by showing the unit times a week that were convenient for himMr*** resisted, at which time we informed him of the RCW and that if he continued to refuse to grant us access the RCW’s gave us the right to charge up to $(this is in subsection of the RCW listed at the beginning of this paragraph)Mr*** then agreedNo one in our office recalls asking to show the unit times in a week (this would be very unusual for us to request something like this). If this did happen as Mr*** states, he had the option to exercise his right to say no as it could be interpreted as excessive, which he did and we honoredOn a side note, we rented the unit on March 23, thus no more showings were neededTo that point, there were only showings each week for the three weeks priorWe consider this reasonable and saw no need to do any more than that.Complaint about charges on the Deposit statementMr*** was sent a deposit settlement statement that outlined the “full and specific” charges as required by RCW outlining why we were keeping his deposit and why he owed us an additional $Along with this statement was a letter letting Mr*** know that if had questions about this statement that he could call our office and schedule an appointment to meet with our General Manager to review the documentation of the charges including pictures taken at move in, pictures that were taken at move out before any work was started, and the property condition report that he signed and filled out at the time of move-in We gave him until April 25, to respond to usIf we did not hear from him, it is our policy to call the former tenant and attempt to schedule a meeting to review and/or work a payment plan for any monies that may have been still owedMr*** chose to file this complaint with the Revdex.com instead of reaching out to us thus we have been unaware of his feelings about this until we received this complaint Also, you will note the date of this reply is before April 25th, so we had not as of yet reached out to Mr*** to discuss this with him.
