Complaint: [redacted] I am rejecting this response because: you our just falsified the informationNo one in the stack of apartments we were in carried firearms, and it was me that picked up the bullets, no one else Also, the lease did not say no garage sales anywhere that I could findIt just said no commercial activity, and a garage sale does not meet the standards to be considered commercial activityWhat was done by you preventing further sales was that you prevented our peaceful and regular use of the premises, which is a direct violation of ORS This is a blatant attempt to extort further funds from someone who clearly told you months ago that we wanted to modify the lease, offered to pay the difference, but was declined Addressing the the other people that we sent, they DID NOT DIRECTLY ASK FOR NO STAIRS, as I talked to them and they were aware of where were, and you and your office swiped the resident in specific order to make things more difficultThey probably only asked about the other one when you told them they could have a different unit soonerPoint is we got hosed.Sincerely, [redacted] ***

The residents contacted our office after filing this complaint and arranged reasonable payment arrangements to pay their balance
I would like to take a moment to address their concerns First, when residents sign fixed lease terms we are unable to change them We do however, offer
lease cancellation options and payment plans
Our private community policy is no garage sales This policy is appreciated by many as it keeps noise and parking issue to a minimum
When we were notified about the bullets and found that it was a neighbor carrying in items from their car from a trip and they apologized From my understanding picked them up
We actually spend office time helping several different possible prospects with the hope of finding someone to take over the lease However, many were not qualified for the apartment and the one who did rent a different apartment here specifically asked if there were any apartments available without stairs We must answer that question honestly and there was in fact a unit available with no stairs
I am glad we came to an amicable resolution and wish them well in their new home

After speaking to Mr *** and reading the complaint he filed, I must say I adamantly disagree with his understanding of the situation Cindy the Assistant Manager has been employed with Wilsonville Summit for over years and has always clearly relayed the Notice to Vacate policies
She does recall the day Mr*** came in to give his notice Cindy knows she did not indicated that he could change his date to vacate the unit, to suit his uncertain move situation. However, as a customer service gesture we will charge rent through 10/1/2015, plus any applicable utilities, damages and the lease cancellation fee

Also, the lease did not say no garage sales anywhere that I could find. It just said no commercial activity, and a garage sale does not meet the standards to be considered commercial activity. What was done by you preventing further sales was that you prevented our peaceful and regular use of the premises, which is a direct violation of ORS 90.
