I am rejecting this response because: As you can see from the enclosed photo, this is where my television was and there is no miscoloration of paint anywhere Furthermore, the documentation I received from you stated that you were charging random small amounts for "paint touchup" throughout the room, and I have many pictures to present to a judge if it goes this route As for the carpet, it was perfectly clean, and if you choose to steam clean your carpet again after I move out, it is part of your procedure and expense in getting a unit ready for rental for next tenant, which again, should not be taken out of my security deposit If you do not return the full remaining amount of the security deposit, we can settle the matter before a judge in small claims court

***, We are sorry you feel as though we have acted in a bad faith manner by not returning your security deposit in fullWe give all of our residents the option to have their carpets professionally cleaned, but we require written proof and receipt from the carpet companyIn your case, we did
not receive any type of proof of carpets being cleaned or a receipt, which is why you were charged for the carpet cleaningWe also give our residents the option to paint their room to avoid painting charges, but require the correct type and color of paint in order to avoid wall spotting and contrastIn your case, maintenance deemed it necessary to paint your walls because of what looked like a large area where a television was mountedThese terms and conditions are clearly outlined in the move out packet you received and returned signed to usWe do our best here at Pomona West to keep any repairs and painting to a minimum for our residentsWe allow residents to handle cleaning and painting if they choose to do so, but require it to be done correctly and professionallyI apologize for any misunderstanding or miscommunication
