Complaint: [redacted] I am rejecting this response because: RE: Case [redacted] “Mr [redacted] ’s complaint that Windermere performed unethically by setting an appointment to have the home he was purchasing inspected, is completely and without merit.” please see attachments of screenshots for emails with Debbie and inspection report showing she was there for the inspectionIn her statement she even said she contacts the inspector for her clientsI was looking at a person by the name of Vince and she told me he was “A deal killer”She talked of how he told people the furnace was not large enough when it wasShe had reached out to [redacted] and set the appointmentWhen I learned of this I took a step back because it didn’t seem rightShe sent me an email saying we could hold off if I wanted to look at othersI trusted her Judgment and left the appointment she had setupAt no time was I ever provided with a list of people to choose fromAt no time should she have contacted someone on my behalfWhen I asked questions about my loan she was always happy to differ me back to the lender “Mr [redacted] ’s states that his purchase date was June 14, 2016, when in fact, he purchased the property in question on March 2015.” True incorrect date was selected when filing “The insurance company would not cover it because Mr [redacted] waited for over a year after his purchase to say anything about the damage to the siding.” No such information or report was provided to myself by the insurance company or ***If you have this report please provide a copyI have had to chase [redacted] for monthsI have voice recorded calls, emails and textsHe would not get back to me and was avoiding me consistentlyThe issue was not discovered until May Upon discovering I contacted [redacted] immediately to receive a copy of report to confirm he did not report the issuesI am not a siding installer nor do I have a construction back groundI did not know the bottom of the siding was rotten nor the whole middle joint in the homeIt was not until a part of the house came lose that I began to understand the problem at handI have a gigabit of photos to show the rot and visible issues with the exterior of the home“Windermere Real Estate has no relationship with K [redacted] Quality Inspections, and neither Windermere nor Debbie M [redacted] receive any benefit, financial or otherwise, from K [redacted] Quality Inspections.” if you are contacting people to perform a home inspection you have a relationship with themIf you are offering their name and contact information to perform a service, you have a relationship with themIn Sales you only eat if you sellIf you have an inspector that does a good job to inform the client of issues and them needing to be looked at further it will delay if not stop the saleWhat criteria do you look at before you decide what inspectors you will provide to clients? Thank you for the opportunity to respond to the complaint filed by *** ***Mr***’s complaint that Windermere performed unethically by setting an appointment to have the home he was purchasing inspected, is completely and without meritMr
***’s states that his purchase date was June 14, , when in fact, he purchased the property in question on March Debbie M*** of Windermere Real Estate represented Mr*** in this purchaseThe purchase price was $165,Debbie M*** negotiated on Mr***’s behalf and his purchase included the seller paying $4,of Mr***’s closing costs and replacement of the carpet and pad in the houseDebbie M*** advised Mr*** to have a home inspection and negotiate for him to have business days from acceptance of his offer, to conduct inspections
Following is Debbie M*** response to Mr***’s claim the he “should have been told to select and find my own (inspector).”
“I have done business the same way for years and what I say to my clients is always the sameWhile we are in the home that they fall in love with I explain what the next steps are in making their purchase
One of those steps is finding and hiring an inspectorI give the names of inspectors, explain what I know about their charges and costs for re-inspecting, if necessaryI ask if they would like to attend the inspection and when they have days off or what times/days are better for them to be thereThat way they can follow their inspector around and ask questions while they learn about their potential new home first handMost clients try to attend the inspection*** did attend his, although he came at the end according to his inspector
Once I have all of the information from my clients, I contact the inspector and set up the time and day for the inspection, and make arrangements to let the inspector into the propertyI would say 100% of the time my clients ask me to set up the appointment
It is my understanding that Mr*** has been sending threatening letters to the inspector who tried to get his insurance company to cover the damagesThe insurance company would not cover it because Mr*** waited for over a year after his purchase to say anything about the damage to the siding.”

Windermere Real Estate has no relationship with K*** Quality Inspections, and neither Windermere nor Debbie M*** receive any benefit, financial or otherwise, from K*** Quality InspectionsWe have ample documentation, including Mr***’s contractual satisfaction of his inspection, closing statements and numerous emails between Mr*** and Debbie M***, sent during his transaction where on numerous occasions, Mr*** thanked Debbie for doing a great jobObviously this documentation is confidential and can be released only with Mr***’s permission

False please see attachments of screenshots for emails with Debbie and inspection report showing she was there for the inspection. In her statement she even said she contacts the inspector for her clients. I was looking at a person by the name of Vince and she told me he was “A deal killer”. She talked of how he told people the furnace was not large enough when it was. She had reached out to [redacted] and set the appointment. When I learned of this I took a step back because it didn’t seem right. She sent me an email saying we could hold off if I wanted to look at others. I trusted her Judgment and left the appointment she had setup. At no time was I ever provided with a list of 3 people to choose from. At no time should she have contacted someone on my behalf. When I asked questions about my loan she was always happy to differ me back to the lender.

No such information or report was provided to myself by the insurance company or [redacted]. If you have this report please provide a copy. I have had to chase [redacted] for months. False if you are contacting people to perform a home inspection you have a relationship with them. If you are offering their name and contact information to perform a service, you have a relationship with them. In Sales you only eat if you sell. If you have an inspector that does a good job to inform the client of issues and them needing to be looked at further it will delay if not stop the sale. What criteria do you look at before you decide what inspectors you will provide to clients?
