** & [redacted] signed a 12 month lease for [redacted] from April 1, 2013 through March 31, 2014. They asked to break their lease due to a job loss. We listed the property back up for rent to be able to release them from their lease as soon as we got a qualified renter.

The [redacted]’s offered to pay a new tenant’s first month rent of $1,795.00 and $95.00/month rent for the remainder of the 7 months of their lease as an incentive for the new tenants.

We did get new tenants and they signed a 12 month lease effective July 1, 2013. In the lease it states that July 2013 rent is free (being paid by the [redacted]’s), the next 7 months rent will be at $1,700.00. ($95.00 being paid by the [redacted]’s)

The new tenants took possession of the unit July 1, 2013 but will not occupy the unit until August 2013. The [redacted]’s vacated the unit on June 30, 2013. They will continue to pay $95.00/month for the next 7 months per their verbal agreement.

The [redacted]’s security/pet deposit of $2,045.00 was used to go towards July rent and the monthly incentive for the new tenants. Final deposit settlement will be forwarded to the [redacted]’s in the next few weeks.

Review: Company has provided property management services for 3 duplexes I own in Quincy, WA. Property manager is not keeping units in good repair, units are going months without being rented, unreasonable and unauthorized charges for repairs and maintenace, rents are continually late and company does not sent rental checks on a regular basis. I am concerned that manager is not providing all rents received and is over charging for repairs. More specifically:

- Unit that shows as vacant for over 3 months has electric bill for $ $228.78. Is this unit really empty?

- Another unit has electic bill for $99.35 - electricity is tenants responsibility

- Receive notices from city every year about weed issues. Every year I have to call manger to get weeds removed. Prior bills for weed removal have been about $50. Most recent charge was for $429.45

- Have asked to be contacted for any expense over $200. Manager continues to ignore this request. Asked to be contacted before ANY expenses - again no response.

- Vacant units take months to be re-rented. When rented, most units show serious rent delinquency - Are all rents received being reported?Desired Settlement: Explanation of all charges with documentation verifying expenses - Refund of any unathorized and/or undocumented expenses

Detailed accounting of all units showing exactly how much is owed.

Refund of Electricity charges

Properties are not maintained, rents not collected, vacant units not re-rented in timely manner. I have paid for services not received and would like a refund of management fees.
