November 15, 2017ID [redacted] We fell that Mr [redacted] 's additional concerns regarding this case are nothing more than a temper tantrumBy telling us we can't read a paycheck, nor do math, and that we lie, it only bolsters that supposition.Frankly, I do not know how to respond to his rejection of our previous responseIt was clear and conciseHis rebuttal was quite the opposite.In no apartment community, ever, do they leave an apartment on the market, available for someone else to rent, while they already have an application, who has put down earnest moneyThat is not good customer serviceWe cannot fully approve anyone until their criminal background is completed, which could take several days.In addition, his paycheck were easy to readI have been financially qualifying applicants for years, by reviews their pay statements.Mr [redacted] 's pay statements ranges in hours worked from 9-weeklyWe never take into consideration the "hourly rate" when figuring someone's gross income, because there could be overtime, bonuses, and varying hours worked weeklyThat is why we look at YTD grossSomeone might make $per hour, but if they only work an hour per week, they wouldn't qualify.I explained the calculation method on my previous response to Revdex.com, and I included a copy of the Application Agreement, which Mr [redacted] signed, stating these fees were non-refundable if you cancel your applicationHe cancelled.We hope this matter has been sufficiently addressed in your eyes.Regards, [redacted] ***

The only air conditioning issue we have found with #*** was on 6/when we replaced the capacitorMs***'s air handler, condenser and thermostat are working properlyShe may have a "hot spot" in the bedroom, which a lot of Texas residences dolam not sure if she has tried to purchase an
oscillating fan, but that would be a good idea in Texas summersWe have responded to her requests, always in a timely manner, but as of 7/we are considering the matter closedPlease see the following sequence of events6/15-Resident put in a service request stating that very little air was coming out of her bedroom register6/15.Our service technician adjusted the rest of the registers, to try to increase the flow to the bedroomHe also installed a new register in the bedroomThat request was then completed in our system6/16-Resident put in another service request stating that her previous request was closed, but there was little air coming out of the vent6/17-Our service technician recharged the condensing unitThat request was then completed in our system6/20-Resident put in another service request stating that the vent (register) had been replaced, but It was still hot in the bedroomThis request remained open until we considered the matter closed, on 7/6/21-Resident put in another service request stating that her service request says "closed" but It is notThe ticket from 6/was closed in the system, but the one from 6/was still open6/24-Our service technician cleaned the condensers coils and air handler coilsThey relieved some pressure for the unit chargeHe removed the bedroom register and Inspected the duct, and did not see any blockageHe had air flow coming out of the register7/1-Resident put in another service request, stating that she had given it a week, since our last visit and the air flow is still not there7/12-Our service technician inspected both inside and outside unitsHe replaced the fan motor, just in case that might help, but he was getting air out of the bedroom register7/13-Our service technician returned again, and the system was working properly and there was air coming out of the bedroom registerThe apartment was cool, and reading the temperature the thermostat was set onThe ticket from 7/was closedIt's been really hot outside and Ms*** may not be used to this, as she is not from this areaIf you have any further questions, please e-mail meRegards, *** *** Community Manager Wind River Crossing *** ***

We never take into consideration the "hourly rate" when figuring someone's gross income, because there could be overtime, bonuses, and varying hours worked weekly. That is why we look at YTD gross. ID [redacted]Mr. [redacted] submitted his application on 10/21. He cancelled his application on 10/28. He paid the $50 app, $100 admin and $100 deposit. His credit was poor, and he would be required to pay one month's security deposit. We were happy to break up the deposit for him, into four installments....

As for qualifying his income, the pay-stubs he provided us indicated that he grossed $130 weekly, or $9 per hour. At no point was he told he was approved. He was told his credit risk factor was approved with one month's rent as a deposit. At that point, his criminal background was still pending. I sent him an email to try to see if perhaps he could get a guarantor, or had another source of income. He kept claiming that he made $17 per hour. He cancelled shortly after that. Because we kept the unit off the market for 6 days TRYING to qualify him, we did retain the admin fee as liquidated damages, but we refunded his deposit. He came in after cancelling and [redacted] was very nice to him. I was also in office, and at no time was a phone call never returned, nor was he told I was not here. I am not the the leasing manager, I am the community manager. And I was with a resident when Mr. [redacted] was in office, or I certainly would have spoken with him. However, [redacted] gave him all the correct information, so there would have been nothing new I could have interjected at that point. At no time were we unprofessional.
