attempted patches.  This excludes the living room green/ anchor wall, as well as, closets and this is why the owner paid $500.00 of the painting cost. According to standard term I of the lease she was to leave the unit in the same condition in which she received it, as well as, special term 1. of the Rental agreement addendum signed by her at the time of leasing the unit, "tenant is not to make any holes in the walls'.   Unfortunately, she decided to put holes in the walls in order to display wall hangings and the Owner was not willing to accept her patching of the holes when she moved as it was not in original condition.  The owner was unwilling to accept a mismatched touch up, nor the liability of an unknown or unlicensed vendor. Secondly, the carpet demonstrated heavy foot traffic upon inspection and we questioned the carpet cleaning.  No funds were taken for this. Third, the tenant was well aware and apprised that she was responsible for utilities and that they are billed in arrears.  She was well aware that an estimated average amount would be deducted for utilities of $4.08 and $50.10 which are a/c and electricity.  Since preparation of the Security Deposit refund letter the actual utility invoice was received in the amount $5.62 and 56.71 respectively.  The aforementioned invoice was not available at the time the security deposit letter was sent. Finally, under the revised landlord tenant code it is the tenant's responsibility to restore the unit to original condition by the time of inspection.  The tenant is also responsible for lost rent until the work is completed.  However, the owner allowed us to waive this charge.-------------------------------------------------------------------------... representative: More pictures are available but this response system allows us to attach maximum of 4 attachments. Also, we attached Addendum #1 which was signed by tenant. This includes her signature as well. We do not prefer putting it on website as this is our company's documents.
