[redacted] is complaining ofthe slowness of the repair done to his bathroom. I have been in contact with Mr. [redacted] and haveeven visited the house. It did take a bit longer to replace the entire tub in the house, but he wascompensated with reduced rent for the next three months. Also, he made things more difficult toaccomplish repairs by denying access to the house (refusing access, refusing to restrain his dog in abedroom/garage/kennel). He claimed on several occasions that he and his roommate were capable ofdoing some of the repairs in exchange for reimbursement on supplies. I repeatedly asked him to sendme an email outlining what he wanted to take care of, even writing my email down for him when Ivisited the home. I have not received an email to this day. I sent one of our maintenance guys over tospecifically speak to Mr. [redacted] about what he wanted fixed, and those items were accomplishedwithin a week.In my last phone call with Mr. [redacted], he claimed the tub was not finished or usable, but I hadconfirmed with maintenance that it was done. He then specifically told me he did not wantmaintenance to visit the house again and he would handle it all.The reduced rent, lack of access by the tenant, and lack of candor by Mr. [redacted] has left us with littlemore to do.Sincerely,[redacted]Property Manager

I understand that [redacted] is not satisfied with her townhome.  She was instructed that she could move in on Saturday the 29th after 4pm, and she already had property in the unit prior to 2pm.  We leave the units unlocked for maintenance access and also for ease of move-in when the...

tenants are notified that they are ready and where keys can be found.  There were a few items that were missed by maintenance, which they responded to same day.  She was not pleased with the smell, and complained of headaches on Sunday and Monday .  We did have the carpet professionally cleaned prior to her move in.  We offered to send the carpet cleaners again to see if that would assist, but before we could even get them back over, she had already filed this complaint.  To be honest, of the many people who were in and out of the unit, there were no complaints about the smell.  She didn't even allow for one single business day to pass before filing the complaint.  She entered into a TAA lease, which allows for reasonable time to pass for any repairs.[redacted] invited me to stop by her townhome this weekend while she was out of town.  I went by this morning.  I spent thirty minutes in her living room and upstairs to see if there were any effects of being in the unit.  I experienced nothing.  I was fine upon walking in, I was fine after the half hour passed.  The smell is non-existent to me.  I understand that she is affected by something.   Because of this, I offered to let her out of the remainder of her lease, but we were keeping her first month's rent and her $299 deposit.  She is unsatisfied with this.  She has now signed a new lease and wants to stay in our property until the 28th of August.  She has mentioned travel plans, but I am unsure of why, if she is so heavily affected by the smell, that she would not vacate immediately.  I am responsible for providing a townhome that is safe and in livable condition.  I am confident that we have provided this to her.  She repeatedly told me that I would never let my family live in the townhome.  I was sure before, but again after today's visit, I am even more sure that the unit is a fine place to live.  If I held her to the terms of the lease, she would be responsible for all rent due until a replacement tenant can be found plus the cost of the reletting fee.  I feel what we have offered her is MORE that fair to her - release from the lease, letting her stay until near month's end and not charging the reletting fee.  I am now in the position of finding a new tenant, which cannot move in before the start of the new school year, due to [redacted]'s late move out, and the time and advertising that accompanies that task.   I asked that this complaint be dismissed. Thank you,[redacted]
