The applications are under the name of[redacted] and[redacted], $[redacted] dollars each for a total of $[redacted].  It took them over 3 weeks to tell us they will send   the applicants a letter with their decision.  They never called any of the references for my son and daughter. I checked with each reference contact NO call or message left. (Cathy Carter and Elaine Juarez)  They also stated they had not heard back from the current apartments were each resided and previously resided.  I called the managers at the current and previous apartments.  One even stated he had confirmed the information. ([redacted])  I was told from SLPM he had not, he was kind enough to call Sonya directly, and was upset that SLPM stated he had not responded. I paid the fee of $[redacted] with my credit card.  I will take this further if this is not resolved.  It's mother's day weekend!  When it comes to my children I won't have them treated unfairly.  This company is collecting $[redacted] to tell people NO after 3 weeks, which makes it impossible to give notice and transition to move!  I won't allow you to take money from me that was for inadequate service!  (7-10 business days is the standard to complete a background and credit check)  We are also requesting that a copies of the credit checks be sent to both[redacted] and [redacted]'s home address listed on their applications.

I have checked our system for the last name [redacted] and find none. I then searched for [redacted] but found none from a Beverly. Please obtain more information, the correct name or the property.
As a general rule of thumb we are able to process applications within 7 to 10 business days. Missing...

information from applicants and or lack of response from employers or landlords during our verification process will delay the timing. Credit is only a small portion of the process. There are many other factors that come into play especially past landlord references. The landlords that hire us to locate and check out applicants for the properties we manage are expecting us to use all of our resources to verify and validate every detail of an application. We have been in business since 1978 following all of HUD fair housing guidelines.

The tenant complained about numerous issues nearly 7 months after moving into the property. His main concern was electrical service box not up to current day code. We had an electrician repair is initial issues so that service was operational....

The City of Hayward was then sent out to perform an inspection and we had another electrical contractor go to the property to evaluate and bid. The city has requested that we make some repairs to the main service. None of the items listed on the City report indicated any urgency due to habitability or a dangerous situation. Prior to this tenants tenancy there has not been any electrical service issues at the property. The tenant acknowledged that he is cultivating an indoor garden in the property. We suspect this is the cause of the power issues. The owner has placed a Notice of Abandonment on the property as the rent has not been paid since 10/1/15. The owner is working with an attorney to start an eviction and get the electrical repaired. The wife has moved and given us keys.
We believe this was an attempt on the tenants part to avoid rent by trying to state habitability issues that do not exist. We have called, posted notices and sent letters requesting that the tenant contact us for entry for repairs etc. without a response.

I did not abanon the property as I was accused of acts I did not commit by current wife, I do not have keys to the premise and do not intend to move. The landlord is the one to violate my lease. Aside from this I am preparing for a divorce of the stated names on the lease. [redacted] and [redacted].

The tenant responded to the Notice of Abandonment letter and confirmed he is still occupying the property. He called the office and was upset and did not have faith in the existing report from the City. We forwarded that information to the City of Hayward building department and they will be conducting another inspection on 11/24/15 between 10am and 11am.Details to follow.

This makes no sense This slum lord is getting away with very mopre than meets the eye. Send someone with the orginal deed to the house to see all the illegal work on the property. SLPM AKA San Leandro Property Management a Fictious bussiness name, operateing outside of San leandro and through out Alameda County.
