WCB Response to *** *** Revdex.com complaint: On March 21st, Wood Crest Builders (WCB) received the notice of award for *** ***s project as the low bidderOn March 30th, a contract was entered into between Greater Metropolitan Housing Corporation (GMHC), *** ***,
and WCB. All parties involved in this contract were made aware and agreed upon that the supplier for windows would be Pella and that we would be using the Encompass window line. During the preconstruction meeting with WCB, GMHC, and *** *** all parties agreed to change the scope of work from the wood grain interior to white vinyl windows so that *** could afford to have the alternate bay window installed*** did express concern about window size and Tallis assured her that we would order the largest Encompass bay window that would fit in the framed opening*** stated that Tallis assured her the exact same glass size but that is as this is not possibleOn April 21st, WCB received the notice to proceed on the projectThe initial bay window that was ordered from Pella was delivered to the project site on 6/The window Pella sent was 3” to narrow in frame size due to a mistake made by the Pella representativePella immediately took full responsibility and ordered the original window that was quoted On 6/WCB did reply to *** *** with an estimate of glass size measurements which did turn out to be incorrect. On 6/the new bay window arrivedThe window was 3” wider. Not much difference from the first window but it was the biggest bay window WCB could get from Pella in the Encompass line that was within her budget*** was not happy with this windowHer main issue was that she is claustrophobic and she needs room for her cats to sit on the seat board6/WCB and GMHC met with *** *** in regard to the bay window measurements as we were diligently trying to resolve the issueWCB offered to set the window back farther and trim with sill to make the seat board 18” deep rather than 12”deepWCB also offered a second option for *** to purchase an upgraded window at our contractor pricing to be installed under the original contract while she kept the original window to sell and help pay for the upgradeAt this meeting *** *** also remarked to GMHC how happy she was with entire project including the new Encompass insert windows, doors, ect. WCB was under the impression that things were good and we would all come to a mutual agreement in regard to the bay window. 7/WCB reached out to *** *** via text message to ask if she had come to a conclusion on the bay window7/WCB received a text from *** stating that she does not want the window in her garage and would like to know what to do from thereAssuming she was not happy with the previous offer, WCB replied stating we would be willing to split the cost of the original window under contract and credit that along with the install cost back to the loan agency to leave the existing window in place and have her still keep the window to again try to sell and recoup her losses7/After no reply to the previous offers WCB received a complaint registered with Revdex.com on behalf of *** ***. WCB is disappointed and confused as to why *** *** would go right to the Revdex.com while we were working so diligently to resolve the issueWCB has done everything we can to get *** *** the bay window she wanted within her budget and contractIn the interest of resolving the situation WCB is willing to credit *** *** the cost of the window, labor and materials includedWCB will be donating the bay window to a Charity with the intent to make a homeowner very happy with a beautiful new window

Mrs [redacted] contacted me about providing a bid for a differed loan project through Anoka County. Our company resides on the top of that bidder list and other agency bidder list's with a excellent service rating. WCB has gone above and beyond to...

fix things to Mrs. [redacted]s liking. Her complaints began to become harassing which is why we had the City and County inspectors out on different occasions to make sure things were done correctly and for her to hear on different occasions that things were fixed properly. The complaints from Mrs. [redacted] have been addressed as follows:
1. Complaint: " I can not afford to send anyone out at this time"
WCB Response: WCB was continually taking additional time to fix and remedy Mrs. [redacted]s warranty issues prior to 12/5/14. WCB had gone above and beyond trying to make Mrs. [redacted] happy. The City and County inspectors were out to Mrs. [redacted]s property on behalf of WCB several times to make sure her items on her warranty punchlist were compliant with code and up to her standards however she would continue to create new punch list items on concerns that had already been addressed.
2. Complaint; In Mrs. [redacted]s complaint she stated that her side entry door will only close if fully body weight is thrown into it otherwise she can not use the deadbolt.
WCB Response: WCB was out the first time because Mrs. [redacted] said that the door was too loose. We came out and adjusted the door for her and now she states that it is too tight, however the City inspector was also out at this time for his second trip out to satisfy Mrs. [redacted] and he said the door was just fine.
3. Complaint: Pella Windows & Doors have notified WCB of his warranty obligation regarding the installation issues with patio door and the sagging front bow window.
WCB Response: Mrs. [redacted] was aware of the exact model, style, and grade of windows we bid for. Windows and doors are always inspected by the City and County. The installations was approved by both agencies. WCB has never been contacted by a Pella Representative stating that there were any installation warranty issues. This is the first time that we have been made aware of this and will be in contact with Pella to find out when and if this allegation ever occurred. We do take pride in our work and would never leave something of this nature to be unaddressed.
4. Complaint: All 4 new mitered gutter corner connectors are leaking at welded seams.
WCB Response: It is not uncommen for this to happen and we are willing to work with Mrs. [redacted] on this issue.
5. Complaint: Only one bracket installed on downspout so its not secured.
WCB Response: Again, everything was inspected and signed off by all jurisdictions but we are willing to address.
6. Complaint: Side storm door frame is missing screws at hinges site so it has a 3-1/2" gap to the outside.
WCB Response: The storm doors are installed per manufacturer recomendations and were selected by the owner.
7. Front entry door was hung too low and now gets hung up on her rug.
WCB Response: Mrs. [redacted] complained that the front entry door was hung too high the first time. WCB came back out to adjust her door that she fine. At the time Mrs. [redacted] did not have a floor rug in when she approved the adjustment. The City and County Inspectors also said the door was fine after being out a second time.
8. Complaint: Front storm door hole for lock was not drilled out.
WCB Response: We are willing to address this issue if there is one and Mrs. [redacted] can be reasonable..
9. Complaint: Blob of silicone used to secure one piece of siding on garage. It flops in the wind.
WCB Response: This is standard practice for vinyl siding needs to be loose to expand and contract.
10. Complaint: Vinyl siding pieces are loose and uneven.
WCB Response: The siding is installed per guidelines and was approved by the jurisdictions but we are willing to inspect agian and address if Mrs. [redacted] can be reasonable.
11. Complaint: Nails are popping out behind the siding in the front of the house.
WCB Response: Siding nails are not set tight to alow for expansion and contraction.
12. Complaint: Lower deck post covers were not glued nor were most of the upper deck caps.
WCB Response: Glue is not recomended for expansion and contraction.
13. Complaint: Window caulking has separated from the new windows and new molding on the north side of house which is causing air leaks.
WCB Response: Not likley but we are willing to address if Mrs. [redacted] can be reasonable.
WCB would also like to make not that on every thing we did for Mrs. [redacted] it was very difficult to satisfy her. We offered to improve her deck stairs at no additional cost but it had to be done 2 times because she was not happy. The contractor that did her driveway has a difficult time satisfying her and yet he also did a magnificent job. We have never ran into a client in the 14 years being in business such as Mrs. [redacted].
WCB will try to rectify Mrs. [redacted]s issues if she can be reasonable..

It appears by the response from WCB he is not willing to repair all warranty issues I have listed and has attempted to make himself look good as he keeps referencing "if [redacted] can be reasonable." The fact remains WCB did not repair any warranty issues after the 11-18-14 closing date except for one that the city inspector told them to and the only reason he has responded at all is because I filed this complaint with the Revdex.com.

As for me becoming harassing, this could not be further from the truth. His reference to having the city and county inspectors out for this reason is an outright lie. The city inspector is required to come out to check code compliancy and has nothing to do with me personally. This is a building permit legal requirement.
The warranty punch list WCB is referring to is actually a list of items WCB had me put together that needed to be finished or repaired prior to the loan closing and city/county final inspection and WCB said these items would be addressed 11-18-14. Though WCB wrapped things up around 10-21-14 the project did not close until 11-18-14 due to Pella Window & Doors needing to send in a technician to deal with some warranty issues. During this month long period WCB did not return to my home for any repairs.
Side Entry Door: I never said the door was too loose. I stated there were gaps on the lower right and left corners letting cold air in. The door itself closed very nicely prior to WCB replacing all the weather stripping with a product that is way too thick which doesn't allow it to be closed to use the deadbolt without using excessive force. The city inspector did not check the operation of this door as WCB has stated.
Front Bow Window and Patio Door: The model, style and grade of this window and door are not in question and have nothing at all to do with the WCB installation issues as discovered by Pella's technician and their operations manager. The problems in question are not something the city inspector would have detected. Again, he only looks for codes compliancy. I spoke with [redacted] at Pella customer service on Tuesday, 8-04-15 to verify their notification to WCB. He called me back late afternoon the same day and confirmed the operations manager left WCB another voicemail but had not gotten a response from the owner by day's end. As of Friday, 8-07-15, I had not heard if Pella had gotten any response.
Side Storm Door 3-1/2" Gap: This door was not installed per manufacturers recommendations because they would not recommend leaving screws out and not screwing it into the doorway framing.
Front Entry Door: Contrary to WCB's response I never complained this door was hung too high. He has this confused with the outside storm door that was hung too high but was adjusted on 11-18-14. The city and county inspectors did not check the operation of this door at their final inspection on 11-18-14. Again, city inspections are for code compliancy only.
Blob of Silicone: It is not standard practice to use silicone to attach a piece of vinyl siding. This piece is not expanding and contracting - it falls down and I have to keep pushing it back up to try to secure it.
Nails Popping out: These are not siding nails. These are nails left behind the siding when WCB removed the old siding.
Deck Post Covers & Caps: WCB crew glued some of them but left the rest unglued. Per Home Depot website installation instructions for these caps says to use PVC cement or exterior adhesive.
Now I'm going to respond to the accusations leveled at me by the owner of WCB.
First of all, his so called improvement to my deck stairs had me stepping off into the grass and then having to immediately turn to get back onto the sidewalk. Yes, I made him redo that side because his first fix didn't take care of the problem. The county inspector he keeps referring to did come out to look at this problem and agreed it was very awkward and could create safety issues.
Secondly, I never even spoke to the asphalt contractor WCB said couldn't satisfy me. I only spoke with one of WCB's employees who found out why the driveway had to be cut in a certain way and when that was explained and I saw the end result then I understood why. The asphalt contractor did do an excellent job.
Thirdly, I was more than reasonable with this contractor. Just to name a few examples: They would have had to remove an approximate 34" pc of gutter to fix a dent one of his guys put in the new soffit trim - I let that go. They put a sizeable dent in the garage service door aluminum threshold - I let that go. His guy hung one of my storm door with the handing on the wrong side and they would have had to buy a new door - though I was extremely upset about it at first I did not make them replace it - I let it go. They chipped my kitchen laminate flooring and then tried to putty it and tried using two different types of sealer to repair it. None of these worked and I repaired it myself as best I could. I could have demanded they bring in somebody with the expertise to repair it but I also - let it go.
Finally, he states he is at the top of the bidder list for Anoka County and other agency bidding lists but that has absolutely nothing to do with how he's handled my warranty issues. The fact is he has totally ignored me for almost 9 months now and his legal responsibility when it comes to warranty work as a Minnesota business owner and forced me to involve the Revdex.com to try to get this resolved.
