I have reviewed the response offer made by the business in reference to complaint ID [redacted], and have determined that this proposed action would not resolve my complaint.  For your reference, detailsre not satisfied with this resolution.First off, just like I suspected the truth would not be disclosed by the so called property manager. I DID NOT live in that townhouse for 5 years, it was 3. I rented another dump from them on [redacted] for 2-3 years and I was not charged for carpet cleaning there, hmmmm. This company are a bunch of crooks out to make a fast buck. As much as we paid over the years to live in the piece of trash I feel we should be charged for nothing. [redacted] told me we would get ALL of the deposit back. Other tenants told me they were screwed the same way but I have nerve to confront it head on. I expect MY $70.00 refunded as I wontsetop until I do. 2gards,

In response to the complaint referenced in the subject line, I would like to counter the tenant's assertion that he was unaware that the cost for carpet cleaning/sanitizing would be deducted from his deposit.  The tenant's lease contains a provision stating that the tenant "will bear the...

expense of having the carpets professionally cleaned and the unit professionally cleaned & disinfected if needed upon departure."  Tenant had lived at the unit for five years, so the property manager determined that professional cleaning and sanitization of the carpets was necessary.  In addition, at the top of the cleaning checklist he received prior to moving out, it clearly states, in all capital letters, that professional cleaning/sanitizing of carpets will be deducted from deposit; I have attached a copy of the check list which the tenant returned to the rental office.  I have also attached a copy of the carpet cleaning bill for $70.  Not included are the costs for professional cleaning ($100) and re-painting the apartment, which were not deducted from the tenant's deposit.  Other than the $70 carpet cleaning fee, the tenant received the entirety of his deposit within the time required by Virginia law.
