Complaint: [redacted] I am rejecting this response because: Issue (Kitchen/Basement leak) and Issue (toilet leak second floor bathroom) agree that these issue were resolved and I stated this in my complaint memo dated January 13, I mentioned these issues in the complaint memo only to show the history of the “issues” with Woodbridge Builders Issue (Leak from second floor bathroom into ceiling of first floor) — this turned out not to be a leak in the ceiling, however, the “drip like" sound that l was hearing in the ceiling (which sounded to me like a leak) was real and I pointed the sound out to the plumberHe explained that the “drip like” sound that l was hearing was the pipes expanding when the water was in useThis still does not explain why water was previously dripping from the ceiling on a previous occasion and there was no explanation given for thisIn any case, when the plumber cut open the ceiling to get to the pipes, he felt around and said that the ceiling was not wet, which led to the conclusion that there was no leak in the ceilingThis does not mean that the ceiling was not wet previouslyI will consider this issue resolved for now, however, I reserve the right to contact Woodbridge Builders should there be any issues related to this with the ceiling and/or plumbingWoodbridge Builders indicated in their response to the complaint that they will continue to resolve any issues the homeowner has Issue (water pressure in shower-2nd floor bathroom and clogged drain) - while it is true that we’ve had extreme cold this winter and it became evident that the drain and water lines had frozen which led to the lack of water pressure in the 2nd floor shower/tub, Woodbridge Builders did not insulate the pipes enough during construction which I also contributed to the pipes becoming frozenWhen the plumber opened the ceiling I could see that there was little insulation in the ceiling and there was extreme cold air in the ceiling causing the pipes to be cold and to eventually become frozenBecause there was not enough insulation, it became necessary for Woodbridge Builders to add more insulation in the ceilingThis is something that should have been done during construction since the pipes are along the “outside wall" of the home regardless of whether we would have extreme cold weather or notIf we had not had this problem with the water pressure, we would not have known about the lack of insulation in the ceilingThe pipes were thawed and additional insulation was put in the ceilingI will consider this issue resolved and will inform Woodbridge Builders if this issue should resurfaceWith regard to the drain, the plumber confirmed that there was, in fact, something clogging the drain and suggested that we purchase a Roto-Rooter type product to unclog the drain Issue (heating unit not working) — I reject this response from Woodbridge Builder because they make it sound like we put the air in the heating system and that some other vendor “worked on the heating unit." The fact of the matter is that the homeowner [redacted] drained the water in the heating unit to see if we could get the heat to come onPrior to the renovation, he would check the water level on the heating unit each week (usually on a Friday) and add water to the unitAfter the renovation, we did ask Woodbridge Builders about how to work the unit and asked if there was anything that we should know about the unit since they added the additional unitWoodbridge Builders claims that the plumber showed Henry how to work the system and this was not the casePerhaps it was the plumber’s intention to show him how to work the unit and perhaps it was on his list of things to do, but he did not do thisWe have no reason to lie about this and we were eager to know this information about the heating unit which is why we kept mentioning it in our e-mails to Woodbridge Builders in May and July If he had been shown how to work the unit, we would not continue to ask for information about working the unitPreviously in 2013, when [redacted] sent a plumber to the house to resolve some other issues that we had raised (in addition to asking how to work the unit), the plumber came at a time when neither myself or my husband [redacted] were home so we know that the plumber did not "show" him how to work the unit Friday) and add water to the unitAfter the renovation, we did ask Woodbridge Builders about how to work the unit and asked if there was anything that we should know about the unit since they added the additional unitWoodbridge Builders claims that the plumber showed Henry how to work the system and this was not the casePerhaps it was the plumber’s intention to show him how to work the unit and perhaps it was on his list of things to do, but he did not do thisWe have no reason to lie about this and we were eager to know this information about the heating unit which is why we kept mentioning it in our e-mails to Woodbridge Builders in May and July If he had been shown how to work the unit, we would not continue to ask for information about working the unitPreviously in 2013, when [redacted] sent a plumber to the house to resolve some other issues that we had raised (in addition to asking how to work the unit), the plumber came at a time when neither myself or my husband [redacted] were home so we know that the plumber did not "show" him how to work the unit contact me regarding which date (Jan8, 9, or 10) the plumber could come and he did not get back to me in a timely manner not even a phone call to say the plumber is not available today, but will come on XXX dateMeanwhile we still had no heat in the house so again, Woodbridge Builders showed no sense of urgency with this issueBlaming the homeowner because the heating unit was not working was an insultThe plumber who came to the house with [redacted] recently showed [redacted] how to work the unit and the plumber bled the lineThe heating unit is working now and [redacted] has been shown how to work the unit so this issue is resolved There is an additional issue that arose on February 6, Woodbridge Builders installed new kitchen cabinets, a sink and faucet in the kitchen during the renovation of our home in There is water leaking from under the kitchen sinkWe bought this issue to [redacted] attention some time ago and he did check intoHe concluded that the water was dripping from the top of the sink onto the floor because of dishwashing and that he did not find a leak (or something to that effect)Although this issue was not part of the original complaint, I am including the issue here so that Woodbridge Builders will know that there is yet another plumbing related issue in the home Issue (water leaking under kitchen sink): When I turn the faucet on, water begins to leak from the bottom portion of the faucet under the sink, down the hoses under the sink and onto the bottom of the new kitchen cabinetThere is so much water leaking when the faucet is running that you can catch the water in your hand when putting your hand under the sink and just below the faucetI laid dry paper towels under the sink and turned the faucet on so that I could determine from where the water was flowingThis is definitely a leak because there was water left under the sinkThe water only leaks when the faucet is onI would like this issue to be resolved as soon as possible so that my new cabinets are not ruined by the waterThank you Regards, [redacted]

This is in response to complaints made from [redacted] 1) Leak developed after project was completed and repaired in a timely fashion. 2) Plumber was contacted and repaired in a timely fashion. 3) This is more of an issue with excessive water escaping out of shower curtain during use and penetrating tile floor outside tub area. This issue was inspected on January 22, 2014 by [redacted] and a NJ state licensed plumber and no plumbing leak was found again. We were informed that this was not a constant leak but happened periodically. To remedy we are sealed around tub area and floor and mentioned to homeowner to be more cautious when bathing to keep water from exiting tub/curtain. 4) This issue was inspected on January 22, 2014 by [redacted] and a NJ state licensed plumber. Since March of 2013 no drain issues had occurred. It passed all town and bank inspections for proper operation. The drain would have been a issue prior to January 4, 2014 if there was a blockage caused during construction. Due to the extreme cold weather in our area this winter the drain and water lines froze. We thawed them the same day and everything is working properly. We are in the process of adding additional insulation in this area to prevent further problems. 5) This issue was inspected on January 22, 2014 by [redacted] and a NJ state licensed plumber. We determined that there was air in the heating system caused by someone working on the unit other then a Woodbridge Builder employee. The system was bleed by us and again working properly. In the past our plumber reviewed and explained the new system to [redacted] the homeowner and he was advised to call a licensed plumber when service was needed. In conclusion, to the best of my knowledge we have made effort to resolve any issues the homeowner has had and will continue to do so.

I am rejecting this response because:

Insulation was installed properly in areas of new construction to code and approved by local officials before drywall installation.
