I would like to provide clarification regarding this disputeWe take all refund concernsseriously and must rely on specific information when forwarding these paymentsThisindividual did apply for the community twice, once with another individual and once as
a soleapplicantEach time the application was submitted, an application fee of $per person, anon-refundable administrative fee of $and a refundable security deposit of $wasrequiredSo when the application was submitted online the first time, a payment of $800was submitted, then $on the second attemptOnce a resolution was met regarding thisapplication, refunds were issued for the security deposit and non-refundable administrativefeeThe application fees are considered non-refundable as the screening would have takenplace ($for two applications, we did not charge for the third submission)
The applicant received the check for $750, however by the time the second check arrived,they no longer lived at the provided addressOnce notified that they had not received thesecond check, a stop payment was issued and a new check was sent to the newly providedaddressWe were then contacted at a later point stating they had not received this payment.Both checks were returned to our accounting department as "undeliverable"At this time werequested a different address for them, preferably a location that they were currentlyreceiving mail atA stop payment was issued for the previously reissued check and a thirdcheck was cut and sent to newly provided address
On 4/16/16, the applicant came into our office confirming that she had received theremaining check of $In summary a total payment of $1,was submitted to ouroffices$was paid for application fees for two applications that is clearly listed online asnon-refundable due to screening costs$1,was refunded to the individualThe delay inpayment kept coming from checks being returned to our offices as being undeliverable.We apologize for any inconvenience and we always want to ensure that payments arebeing received as soon as possible

On January 28, 2015, Woodlake Apartments opened their Section 8 waiting list for applications for two-bedroom apartments. On that same date, Mr. [redacted] filled out an application as a single applicant....

Woodlake is contracted to administer Section 8 subsidy assistance in conjunction with the U.S. Department of Housing and Urban Development's (HUD) occupancy standards and regulations. These standards state in part, that there must be a minimum of one occupant per bedroom. This means that applications for the two-bedroom waiting list would require occupancy by at least two individuals. As Mr. [redacted] was a single applicant he was advised of these occupancy standards at the time of his application. He submitted the application indicating that another individual would be in to be his co-applicant. This individual never came to the rental office to apply as Mr. [redacted] indicated. Therefore, his application was denied. Mr. [redacted] spoke to several individuals throughout our organization who explained our obligations to adhere to HUD's occupancy regulations. He was also offered the contact information for HUD so that he could make further inquiries. in addition, Mr. [redacted] indicates that he knows of others that reside at Woodlake as single occupants in two-bedroom apartments. We explained to Mr. [redacted] that the minimum occupancy standards were as a result of the subsidy program he was applying for and not indicative of a standard conventional lease holder. We invited him to apply as a standard conventional renter if he desired a larger unit size than the Section 8 subsidy program would provide. It is unfortunate that Mr. [redacted] did not fully understand the Section 8 program for which he was applying for, however, Woodlake is required to adhere to the regulations for administering subsidy assistance. We will not be offering any compensation as he has requested.
