*** *** ***z has never signed a contract agreement with Regency Square ApartmentsThe current unit contract is between Regency Square and two other gentlemen. He is not mentioned no where. One of the lease holder on Feb 27, gave us notice that he was relinquishing the unit
to a new tenant (no name mentioned). The second lease holder did not sign this Before we allow someone to take over a unit they must fill out an application cause we need verify and make sure they qualify for the unitAll new paper work, contract has to be signed On several occasions he refused to sign the contract. Leaving the current lease holders still responsible for that unit As far as money paid to Regency Square there was a total of money orders given on Feb, 20th totaling $made out to Regency Square with a unit number of and property address. NO signature on the none of the money orders. Clearing belonging to unit for March rent. I can send you copies of the money orders as well as the original lease Unit was vacated on 3/31/ Current lease holders contract end date is 3/31/ which they moved out Per the lease contract paragraph 30: Replacement and Subletting: Replace a resident, subletting or assignment is allowed only when we consent in writing. If departing or remaining residents find a replacement resident acceptable to us before moving out and we expressly consent to the replacement, subletting or assignment then: 1) No re-letting fee is charged 2) A reasonable administrative (paperwork) fee will be due, and a re keying fee will be due if re keying is requested: and 3) the departing and remaining residents will remain liable for all lease contract obligations for the rest of the original lease contract term Procedures for Replacement: If we approve a replacement resident, then, at our option 1) the replacement residents must sign this lease contract with or without an increase in the total security deposit: or 2) the remaining and replacement residents must sign an entirely new lease contract. Unless we agree otherwise in writing, your security deposit will automatically transfer to the replacement resident as of the date of approve. The departing resident will no longer have a right to occupancy or security deposit refund but will remain liable for the remainder of the original lease contract term unless we agree other wise in writing- even if a new lease contract is signed Bottom line he refused to take the unit by not signing the contract leaving the current lease holders still responsible I have also talked to *** *** and I did explain all this to him. Review: Woodland-Davis Termite & Pest Control was contacted by my real estate agent to conduct a standard termite inspection prior to a home purchase, as required for any[redacted] home loan. On 11/05/2015, the company performed the inspection and provided the report; however, did not include an estimate for cost of repairs, which is standard practice for home termite inspections. When contacted, the company stated they do not perform repairs, only inspections. This information was not disclosed at the time the service was requested and renders their inspection report "useless", as no other contractor will give an estimate for repairs on an inspection they themselves did not perform. So, in essence, the $180.00 paid for the inspection was wasted on a service that is useless in the real estate industry. I now have to have another inspection completed by a "real" termite inspection company, at an additional cost.Desired Settlement: Request refund of at least 50% of charges incurred ($90.00), as only partial service was completed. Additionally, company should be required to disclose their inability to provide full-service to future customers.

I apologize for the lack of disclosure and would be happy to refund $90 as requested. Just to be clear, it is not required that termite companies perform their own work. In fact, I see it as a conflict of interest. In my opinion companies that bid construction work overcharge their services, make aggressive (and sometime false) claims about the property, and do not offer the same quality of work that a true contractor would. Our company offers an opinion of the property and its defects and only charges for our time. And in regard to your statement that no contractor will perform work off our report, that is just not true. It may be true that another termite company would not work off of our report, but any contractor or handyman will. That is how every transaction is performed in our local area of Woodland and Davis. We perform the inspection, the agent gives the report to a contractor for a bid and to complete the work, and then calls us to perform a re-inspection and issue the clearance.
