Mrs [redacted] I am truly sorry for all of your health issues, I have tried to be helpful in my reply, in no way was I trying to retaliate, I try to be fair and just in the property I manage, I am trying to tell you that [redacted] *** who worked for Anderson Property Management up until the end of November, he and the owner of *** CT made the decision for which floors would be repaired and APM had nothing to do with whose floors would be fixed, [redacted] *** , opened the business of [redacted] *** Property Management Janof and that is who evicted you, Anderson Property Management has no say in who is being evicted from [redacted] *** PM You will have to contact [redacted] and Patsy M***Thank you for listening to my side of itSincerely, Ann T***

I have attached one of our rental property applications with the instructionsThis is simply a case of where the applicant did not follow through with what was required of herWhen my office personnel tried to explain why she did not get the rental Mrs*** became very hostile and belligerent
and wouldn't listen to nothing that was being told to herThe reason Mrs*** was not allowed to rent this unit is as follows;We require a landlord reference on all tenants along with several other requirementsMrs***'s landlord would not give her a reference until she posted a day notice to vacateWe received Mrs***'s landlord reference late on the afternoon of 09-12-Due to previously scheduled meetings I reviewed the tenant's landlord reference the following morning 09-13-It was noted the unit was already rentedStaff was informed to notify Mrs*** of the status.Prior to us receiving Mrs***'s landlord reference another interested party completed an application and had all their information we requiredWe were able to process their application prior to September 12th and they were subsequently approved for the property on morning of 09-12-and they came in and posted their security deposit almost immediately after notificationWe have a first come first serve rental policyThe first applicant that has everything that is required of them will be the one that gets the unitIt is unfortunate that Mrs***'s current landlord would not release this information when we originally requested it as most of her other requirements were metWe did not ask for anything out of the ordinary form her landlord only that they give us a written response as to her tenancy, any damages or disturbances and payment historyWe had no previous information from her landlord to indicate anything about her status such as any verbal comments made over the phoneAs far as the application fee you will notice that we are very straight forward with our approval process and we state that application fees are non refundable because we outsource these to Equifax who intern charge us for the serviceAt no time does any potential tenant have an expectation to the rental until their application process is completely approved and they have paid their security deposit and first month's rentWe did try and call Mrs*** and offer her another rental in the area and she accused us of now trying to be helpful in a sarcastic tone

I am the owner of Anderson Property Management and wish to tell my side of the storyI am aware of the bed bug issue and the floor issue, We did manage this propertyuntil the the end of 2017, I was notified on November 30,the owner 0f *** *** Ctwas taking the property back***
*** of *** *** Property Management originally had those floors installedIt was my understanding they would be taking care of these floors damaged by the bed bug heat treatmentPatsy M*** also went to work with *** *** Property Mangas of Jan1, At this point, we are no longer responsible as we no longer manage the property. We regret that you are going through so much medically, but these issues will need to be addressed with *** and it's ownersThank You Ann **T*** ***

I submitted my rental application and fee on the afternoon of Friday, Sept, 2.  The office was closed for the weekend and also on Monday, Sept 5.  The property was rented to someone else on Tuesday, Sept 6.  The property I was applying for was rented before my application was submitted."Mrs. [redacted]'s landlord would not give her a reference until she posted a 30 day notice to vacate." - I didn't and haven't given my current landlord a 30 day notice to vacate but APM was able to get the reference they needed."It is unfortunate that Mrs. [redacted]'s current landlord would not release this information when we originally requested it as most of her other requirements were met. We did not ask for anything out of the ordinary from her landlord only that they give us a written response as to her tenancy, any damages or disturbances and payment history.  We had no previous information from here landlord to indicate anything about her status such as any verbal comments made over the phone." - The regular manager for my current property was on vacation when APM called, they were given my tenancy and payment history by the person filling in and were told the regular manager would be back and would be able to access my history and sign their required paperwork the following week.  The apartment manager spoke to APM at least 2 times that week to assure them I was a current tenant and did not have any late payments the only thing she couldn't do is sign a piece of paper.  "Staff was informed to notify Mrs. [redacted] of the status." - The only time I was ever contacted was the afternoon of Wednesday, Sept. 14 to offer me a different property that was in a worse neighborhood and further away from my children's school.
Yes, I was mad and yes, I was sarcastic. I was told my current landlord could not give a reference because I had not posted a 30 day notice to vacate yet they were able to get the references from my landlord and I didn't give the 30 day notice to vacate.  They received the information they needed from my current landlord verbally but didn't get a piece of paper signed.  No one from APM EVER contacted me regarding anything...not to let me know the property was rented, not to know my application was on hold, not to let me know my application was approved, nothintg.  In 2 weeks I called their office several times to inquire about my application and was never told the property was rented.  They may do a wonderful job most of the time but this time they definitely dropped the ball...my application and the property I was applying for was not handled in a professional manner and I meant nothing to them as a potential renter or customer or referral.
