On 11/21/13 we conducted a comprehensive Home Owner Orientation between our Superintendent and the Home Buyers, M/M [redacted].  At that time they also performed a complete inspection of the home and created a list of any items that did not meet the agreed upon construction...

standards.  The William Ryan Homes Superintendent assists in the inspection as well.  The final job signoff has been attached to this complaint showing all work was complete and approved by the home owners.  There was no note of any damage on the windows in their Breakfast Room.  William Ryan Homes conduct warranty work on two occasions, a "60-day Tune Up" and a "11-month Warranty Review".  During the 60-day Tune Up William Ryan Homes performed work on the home and there was no note of any damage to the windows in the Breakfast Room. At some point between the 60-Day Tune Up and the 11-Month Warranty Review damage was noted to the windows in the Breakfast Room.  During the 11-Month Warranty Review our Superintendent notified M/M [redacted] that the damage was not a warrantable item however he would have a technician from [redacted] come out to inspect the window to see if anything could be done separate from the warranty.  During that inspection, the technician offered to make repairs to the mulled portion of the windows where the damage was noted.  The damage and repair were only cosmetic in nature.  M/M [redacted] were not satisfied with the work that the technician performed so he offered to check with his company to see if the mulled piece was available to replace as a simple fix.  The mulled windows do not have a separate piece that can be exchanged, rather the entire window system would need to be replaced.  William Ryan Homes notified M/M [redacted] that this was not a warrantable item as the damage occurred after closing on the property.
